过去1年锁定定息按揭的家庭﹐其现行按揭利率平均是4.02厘。市场预期﹐加拿大央行下月可能加息﹐但本国按揭机构已率先调高按揭息率。加拿大认证按揭专业人员协会(Canadian Association of Accredited Mortgage Professionals)根据按揭利率上升的趋势﹐模拟按揭利率升至5.25厘带来的影响。
研究发现﹐约37.5万承造按揭者﹐偿还现时的按揭已感困难﹐若息率增至5.25厘﹐就会再有47.5万人受累。
该协会首席经济师邓宁(Will Dunning)指出﹐许多借贷人应该没事﹐因为他们必要时可调整按揭供款额。
