Colorado wolf creek 滑雪.去过grand sand dunes national park,还在park里面不小
心u-turn的时候下到路下面,都是雪的很深的草地上。还开去过Yellow stone and
grand Teton 和里面的4x4 trails.开过 Beartooth Scenic drive和旁边的雪山上的给
4x4的trails.去过Oklahoma 的beavers bend park和里面的4x4 trail.我的感觉跟这个
评论差不多。当然不是说其他的4x4的车就没有这种或者更好的感觉。如果有机会还是
想拥有sequoia 或者lc的。当然lr和mb的4x4也想,就是怕以后有钱买了也没有钱修。

However , it still depends on how you value the $50K, how secure
your marriage is, how prepared you are for a home-based job, how bad
you want to be both of your kids all the time...or, if there is hope to
get a faculty job at your LD's school but there is no budget, maybe
you can wait for half a year before you move to make sure...and plan B

salary range at each level is over 20k. Usually, the employees are paid from
the low 25% to the top 25%, that is, from 25% mark to 75% mark. Almost
nobody has the highest salary. When a person is approaching there, he/she

no higher level to promote, he/she can make the highest salary and each year

我的理解是subtree就是说是一个子树,比如要到原来树的leaf,而不能把原来树的inter

insurance是为了之后ref方便，似乎一开始没有买个这个保险，ref的时候要多些银子
。一个title公司的人给我解释过，不过，我就记得这么多了。ref的时候不会有owner'
s title insurance的。
应该说是borrower出这些钱。我还没见过seller出的呢，除非seller答应给credit。不
过，一般seller只是在房屋需要修缮时才会答应给的。不管是什么原因，seller's
credit都不能超过closing cost。否则，不符合Fannie Mea的规定，贷款无法批出。 |

发帖数: 2712 | 36 加州是可以waive escrow的，有些州，waive掉escrow的话对rate影响比较大，一般不
建议客人waive。
escrow账户里至少会有2个月的property tax deposit，这是fannie mea的规定，也不
是lender乱收的。而且，这不属于cost，税是怎么都要交的呀。之所以要escrow，是因
为这房子有一部分价值是属于investor的，他们不希望由于拖欠property tax影响到他
们手里的那部分房屋价值。之前的贷款银行会将escrow 帐号结清之后把它们escrow的
税再推给客人的，当然，也需要process时间，不是立等可取的。
对于interest，在closing的时候，还会付prepaid interest，也没什么不合理，借了
钱总要付利息的，overlap 是因为银行需要时间处理，因此有那么两三天两个贷款同时
存在。
在no cost refi中lender帮你cover的cost已经是绝大部分了。所有其他的付出，比如
overlap，pay-off的手续费等等，基本上在一、两个月里绝对可以从省下的利息中抵消

出了之后再解释可就。。。
如果投资房买在50 mile以外，又有理由说明是borrower自己需要的，比如为了上班近
等等，可以当2nd home处理。
但如果两个房子相距很近，没有人会信是2nd home的，如果旧房子是condo，新房子是
single family house，那么underwriter会相信新的将作为自住房，但如果是反过来，
旧居是single family house，新居是condo，几乎没有underwriter同意将新居作为自
住房处理。那么要么改成投资房，要么decline这个loan。
另外，将来的租金收入是否报税？如果报税，那么就是投资房，根据guidelines，自住
房是closing之后60天入住，或至少住满1年。现在Fannie Mea正找理由把loan踢回给
investor呢，occupancy就是一大理由。风声很紧呢。 |

我原来看中一个Foreclosure的Condo，但拒绝在Fannie Mea的那个自住条款上签字，后
来Condo接受了一个比我开价还低的Offer，就因为那个买家是要自己住，Foreclosure
的房子会优先照顾这种买房者。后来他的贷款没有批下来，就轮到我了。因为我开宗明
义的说是投资房，后来一系列的限制条款（多少年内不许卖等等）都不用签。当然
homeowner tax claim的好处享受不到，不过就十几万买的Condo，也没有多少优惠。一
句话，实话实说，出于什么目的买什么样的房，一切按规矩办事，就不会有问题。 |

当然，一旦被查出来是会被强制将现住房按investment再refi的。 不过，查不出的话
就没事。
一般被查出了不是银行跑去看看出来的，是将loan transfer给Fennie Mea，或Freddie
Mac的时候被他们的系统抓出来的，因为大部分loan的归宿都是那里。 |
