发帖数: 61 | 3 前几天去了一次法院拍卖房子的地方去看了一次，价格有优势，买过来出租应该收益不
错。还请大家指点。
觉得有以下几个问题：
1）房子的状况不是很清楚，不能进去看，最多在小区或外面看看。怎么才能估计维修
的cost呢？
2）就是现金交易，拍到后立即赴款。应该以后可以做equity loan，这个要等多久？
equity loan的amount 是你房价的百分比，还是房子价值的百分比？
3）我在德州，我们这的法拍屋在auction.com都能查到，几乎所有房子除了欠银行钱，
还有其他的lien。我的问题是拍到这个房子的人，能拿到clear title么？还是bid
winner要付清房子的所有lien？
比如下面这个房子：

人揍我。不过，我有一次到midfirst银行存钱，那儿的2个mm正点的不行，我每次去都
恋恋不舍的离开，就为了看她俩，我本来不需要那个银行的，一直留着，也只去那个银
行存钱，然后再转到别的银行。我有一次就是用手机照了其中的一个mm，不过离的2米
远，我还是心理素质不行，照的时候手抖的不行，因为我知道银行都有摄像头的啊。假
装在看email，照了一张，md，相机还是喀嚓响了一声。结果轮到我的时候，我觉得我
的脸都是红的，不知道她有没有看出来。 :( |

（tnnd，发现midfirst的这个branch的就是出精品，害得我几次想cancel这个帐号都没
舍得，kao，见过的三个mm都是那么地那么地对我胃口～～～）；不经意间，把目光移
向她前面的人，哇，好温馨的一家，妈妈和妈咪都是反戴着棒球帽，左边的mm胸前的襁
褓里有个不到半岁（我目测的）很漂亮的baby（可爱死了～～）右边的mm一身运动装束
，显得很有朝气的样子。我远远的从她们的背后目不转睛的观望着，嘴边一直挂着微笑
，希望在给我办手续的小伙子慢点再慢点，嗨，还是赶在她们前面，不然还能多看几眼
。真的感觉好温馨，好羡慕啊～ |
