的mold印迹 (may not be active),the inspector说难以判断何时长的. 但房子的
insulation不好, 所以出现mold . 卖主不同意降价, 但提出做mold remediation and
add ridge vent. 老公喜欢此房, 我非常非常犹豫.卖主在等待回复.我该如何是好? 太
难找到喜欢的房子了在我要买的地区.

一年以前这个房子就差点卖出去了。结果发现了mold，卖主就花了5000块给修了，但是
当时的买方还是退出了合同。我的疑问是：
1.有mold的前科，卖主可以不disclose吗？
2. mold貌似已经处理了，这样的房子还能要吗？

始做了，今天去做了一个home inspection，说了很多问题，什么空调坏了，厕所水管
漏水啥的，这就算了，准备自己修了，但是inspector发现在厨房下面的柜子角落有一
片20 cm长的白色粉末，说可能是mold。如果我们要做mold inspection的话另外300-
700刀，如果真的是mold，清除费用更是高。真是郁闷加纠结。版上各位有经验的大虾
们，又没有碰到mold情况，一般费用和如何处理呢？我还要不要这个房子了呢？周四就
得下最终的决定了，望大家给你意见？

我第一次offer的房子就是在inspection时发现attic mold后walk away的。我的agent
认为有mold是一个比较严重的问题，而且卖方必须写到disclosure中。
如果mold不严重的话，可以考虑让卖方来treat，买warranty，并承担所有费用(大概几
千块)。 |

would first make sure roof is ok then hire a contractor to clean up mold.
it is not in the basement so no need to worry about water infiltration. i
sold a house earlier this year and was caught to have mold in crawl space.
i had to order mold remediation by a licensed contractor which cost me
almost $4k.

后发现最担心的楼上洗衣房墙内没有mold，只是地板上有。
当天他们告诉我楼下的顶不容易有mold，我当天没有让他们打开。
明天会有人来修墙，我还有机会让他们打开看。问题是如果不会有mold
我想就把楼下刷一下就可以了，这样楼下可以正常使用。如果再让他们开顶
就会很麻烦，尘土呀什么的也不会很快搞定。
大家觉得该开下查一下还是没必要呢？多谢！ |

现在里面有mold了。然后拆给我看空调各个出风口，果然也长了。如果要
杀mold的话，要500刀。大家都不管么。想着还是有点恶心，看看大家都怎么处理的。
另外，attic上的unit, 有几个通往房间的管道被堵住了，什么原因呢？前任房主是中国
人，似乎是不是故意block了去living room, game room的管道？大家有这么操作的么？ |

不是搬近来的时候就有的，象这种情况可以去sue landlord吗？或者要求他们先给我们

子，地上，书本，家具，到处都是mold，好像没有任何问题。而且颜色各异，有黑的，
绿的，青的，红的，黄的，简直可以做画，有时候桔子烂了，一抖大量的mold就飞出来
了，如果有阳光，还可以看到mold一点点飞落，好像从来没听说过谁过敏的。估计和花
生过敏一样，至少从大陆来的中国人一般是不会得的。 |

带口罩。要找mold remediator口碑要好，有些人看你不懂会骗钱。他说哪里有mold,一

看了很多mold帖子 有点担心 问inspector他说： I saw mildew like substance
under the window in bedroom 3. The only way to determine if is is mold is to
have it tested in a laboratory. The surface wasn't very big, so I would
recommend either cleaning the area or replacing the wood/drywall in that
cabinet (under the window). The house appeared to have been recently painted
, so any signs would mildew/mold would be covered up and impossible to tell

意当然说lumberyard mold也需要除了，出了个一千多的quote，买方拿来索要credit，

基沉降，承重墙开裂等，cosmetic问题不管，mold没有提及。实在是没有经验，没想到
还有mold的健康问题。律师说如果卖家同意都清理掉，我们就不可以取消合同。但是这
种mold很顽固，听说是没法彻底清楚的。这个房子房顶是07年刚换的，6年多就又有这
么多霉，看来已经渗进墙体里面了。

没有inspection contingency?如果有，当然可以walk away.如果没有，就看看有没有
mortgage contingency，告诉银行有mold,估计贷........ |

发帖数: 786 | 18 洗碗池下面的管子破了漏水不知漏了多久，后面的drywall有mold，seller说会找专业
公司来除mold。看到白蚁的痕迹，seller刚找除蚁公司来杀过，有一年warrant。roof
和另一个帖子里的相同20年了，被台风受损过只打了补丁修。report里说poor
condition, recommended change immediately.但没看到漏水的迹象。
这种情况下，如果mold能彻底去除（听说不好根除），seller不给任何credit这房子可
以接受吗？谢谢。insperction之前谈好的价格是考虑到屋顶虽然旧但是不急需换，没
有Mold和白蚁可以接受的价格。 |

发帖数: 7827 | 19 大概一年半以前房子漏雨，当时偷懒没有及时修补，等我们几个月后换房顶发现底下的
decking board都烂了（惨痛的教训啊！提醒大家漏雨必须马上处理，否则后患无穷啊
！）
Decking就是shingle钉在上面的那块板。当时roofer说需要更换一半烂了的decking，
当时我们也没有注意有没有mold，现在想起来当时应该是有的了。我还反复问roofer剩
下的不换没问题吗，他说确定。
现在我们卖房子做home inspection 的时候怀疑有mold，所以请了mold remediation
company来检查，结果是有mold，需要揭开半边的房顶，更换全部decking，清理
joists就是底下支撑房顶的木头, 加装 soffit ventilation增加通风。当天roofer也
在场，他也同意当时还房顶的时候应该全部换掉decking，至于soffit他当时没注意，
也应该装的。
现在拿到的quote是，joist 清理$1500, 其他的因为roofer联系不上，只能大概估计，
roof+decking估计在$3500-4000, soffit估计$500.

过了。Seller agent的原话是"Leak in powder room by kitchen that got under
wallpaper that used to be there when they updated the house, all the

请问这样的房子有能不能买？据说有mold的房子对健康有影响？处理过之后还会影响以

killing and clean up existing mold will only be a temporary solution.
On the other hand, not everyone is allergic to mold, so you and your family
might be perfectly ok to live in mold house.

need to take care of the mold which is already there. Remediation can cost
as much as the price of your house, depending on how severe is the damage.

还说crawl space很难避免有少量的mold，这个房子已经建了14年了，而且地上没有铺
塑料的cover，所以长成这样还算不错了。只要把现有的mold remove，然后铺上塑料
cover，应该不会有什么问题。请问这个inspector说的话可信吗？多谢！ |

这个mold不算什么。建议铺vapor barrier，就是你说的那个"塑料cover"。保持通风，
干燥。这个是保持房子结构的最好的办法。
剩下的那点mold，不是对人体有害的那种black mold。所以，自己搞搞好了。（当然如
果我做home inspection，我也会对客人说请专业的人清理。都是走走形式）

moved in.
I used bleach to clean the mold, re-paint the wall, and TURN ON the
dehumidifier. everything is fine since then, almost 1 year, no more mold
ever showing up.
I am not sure should I disclose this info when I sell my house in the future

了一下，说可能是因为相应位置的屋檐下应该装一个排气口，但是实际上没有装，导致
那一块屋顶比较潮湿，就长mold了。inspector还说整个屋顶的排气都不太好，因为那
天天气有点凉，可是我们明显感到attic里比较暖。我们下到后院里又看了一下，的确
象inspector说得那样，右边屋檐下有两个排气口，左边屋檐很窄，没有排气口。貌似
后来为了解决排气问题，在屋顶上又装了一个排气口，现在看在功效不大。
卖家在2007年换过屋顶，但是并没有disclose任何关于mold的信息，我们的代理说如果
他们从来没有上过attic，有可能就是从来没有发现过。
这里高手能人多，请问一下大家，这样的问题大吗？ |

update:今天请mold专家来看了一下，貌似的确只在attic里长了。不过影响的范围比
inspection的时候看到的还大，整个北面的屋顶下面都有mold.他的解释说，因为南面
有日晒，可以把湿气晒干；北面的湿气就附在屋顶上，就长mold了。建议是加强排气系
统,包括增加那个本来就应该有的屋檐下的排气口；还有浴室的排气扇都通到外面去。
我和老公都喜欢这个房子，所以都很犹豫，不知道这样能不能彻底解决问题。将来卖房
好不好卖？
