基本情况:
一个人贷款,
title上两个人,
房子刚过户不久。
查了county deeds那边的mortgage纪录,
写的mortgagor是两个人的名字。
title公司给我的答复是,
“since the deed is in both names, the mortgage has to be in both names.
You are on the note alone.”
这个解释合理吗?
我的本能想法是,
一个人的贷款,
mortgagor就是一个人。

不一定,如果是30年的mortgage,则至少要交足5年。。。如果是15年或以下,
交到loan to value为78%以下就停:

It's true if your mortgage terms are more than 30 years. If you use 15-year
mortgage, FHA seems better.

i felt it is better to have a broker.

又研究了下纽约买房平均38XX,我们这里房价在纽约州算中等偏下,我买的房子的目标
价格也在这个地区算中等偏下,估计贷款3000?如果不贷款还能减个1000-2000usd
lender的费用?所以2000应该够了?

啥都没有,银行会发个信给你,确认loan已经payoff了,同时会去county discharge你
的mortgage(这个操作不用你参与)。从此以后,你就不再是mortgagor了,public
record上面就没有银行的名字了。当然,要是你refinance,故事就再走一遍。

自己找到了答案,跟大家分享一下。
有人说轰七八拢加起来,大致等于房子一年的property tax。不知道准不准。
(1)律师费
(2)银行贷款origination fee(也就一千以下)
(3)title company 的费用(这到底要多少钱真不明白)
(4)房屋保险(反正要出)
(5)纽约还有银行律师费
(6)有的银行要求一个月到三个月的payment放在独立帐户里
(7)有的银行要求三个月到半年的property tax放在独立帐户里
麻烦指点!一百万的房子多少万能够把closing fee搞定?我没有一百万,只是打个比
方。

co-purchaser = co-buyer = co-owner, 这个人可以不参与贷款!
除非及其个别的lender有特殊规定说owner和mortgagor必须一一对应。
