时候的agent非常有耐心，会给我们讲各个房子屋顶要不要换，窗户如何，车库如何，
遇到要换的还会给我们算一下大概价钱之类的。
但现在的这个agent，感觉他太忙了，就带我们看了不到两个小时的房子（同时看了三
家），走马观花地看了一下，几乎没有任何分析，然后就是email和电话联系了，电话
还经常找不到人，估计是正在带人看房子。他没有跟我们分析过任何具体的细节，就是
帮我们下offer，而且还总是倾向于让我们往高了下。
所以我在想要不要换一个agent。有些屋顶啊窗户啊车库啊什么的我们自己真的不会看
，问卖家卖家肯定说没问题的。我们已经用这个agent下过一个offer，但被outbid了，
没买到，所以不知道这种时候换agent合不合适呢？怎么跟他说呢？ps我们这个地方是
买完房agent给买家1% rebate的情况 |

戏的。Fairfax只是希望用BBRY自己做抵押，来降低它自身的风险，这样它最多也亏不
了多少（最多损失就是它现在的9%股份归零，倒霉的是银行）。银行看起来不是很看好
BBRY，没有额外的抵押品估计不愿意给这个杠杆收购融资。
从这个角度上看，剩下的收购方能拿到足够贷款的希望也不是很大，除非提供额外抵押
。从这个角度来说，黑莓联合创始人除非有大公司和财团联手，估计也拿不到贷款。
个人觉得现在这个价位够低了，不过估计就算有收购方也不会出价很高。
明天下午4点是截止吧？
不过还有一种可能，因为分手费是136M，如果新的买家赌Fairfax弄不到钱，就可以不
出价，让Fairfax的分手费失效。Fairfax可以有一个反策略就是它其实弄到钱了，但是
认为必然有人outbid，所以先骗大家说拿不到钱，然后在最后一分钟锁定，那样明天以

item，页面计时器显示还有一分钟，价格是179，旁边时间显示在一秒一秒实时更新。随
手bid了max 200, 当场被outbid，大概想了一下市场价，还剩14秒时再输入max bid 22
0，点了confirm bid，告知you are currently the highest bidder，price is at 21
5. 这时还剩4秒，3秒。。。拿下。

这个25B是给普通员工的（不包括那些创始和投资人）
有房子还要买二房有多少？比方说Zuckerberg就已经买了房子了吧。。。我看jumbo
conforming降十万影响到的购买力都比FB IPO大。
求就足够支撑房市了。只不过这样的说法不够dramatic，起不到忽悠的作用，不能驱使
跟风的人们去疯狂bid，尤其是集中bid一两个地方（比如Palo Alto），所以agent们不

发帖数: 2174 | 47 contingency 这个问题， 都是市场决定的。 不要以为有contingency就安全， 比如说
loan contingency， 一般也就是5天，7天， 但是过了5天7天， 你remove了
contingency 到close的过程中依然是有很多变数的，到时候贷款出现问题，你依然要
承担损失。其实有这么一个loan contingency帮不了你太多。
相反， contingency的代价是巨大的， 比如你要加一个inspection contingency， 恐
怕要用120w才能outbid一个110w无contingency得offer。换句话说，这其实是用10w块
，来买几天做inspection的权力，这个钱花的值不值就不好说了，很多时候，及时
inspect出问题来，维修的花费都用不到10w。
这就是为什么很多人都不放contingecy的原因， 就是因为不划算。 当然如果是买方市
场，那完全不一样。 |

的一个新手做dual agent，经过几次反复价格bid up，新手agent确实把目前最高价透
露给了买家，说再加5千就给你，买家太太吃不准， 马上打电话给先生，正好先生在主
持一个会议，没法马上接电话， 太太只好答应再加5千，等先生会议结束， 打电话回
来才知道已经bid这么高了，非常不爽，想退出，她就哭了，说：“大哥，你可千万不
能退啊， 我们新手入这一行多么不容易，如果第一单就搞砸了，我就没法在在一家公
司混了”买家心一软，只能从了。 |
