run. So the hedge is not effective at all. There doesn't seem to be a cheap
solution to short treasuries without leverage.
Without an effective way to hedge interest rate, I would rather to avoid all
fix coupon bonds especially long bonds for now. I think the relative value
analysis is too technical for individual investor and it may not payoff.

this calculation an extra benefit or is it a mandatory step to determine (so
refi does not cost more)?
(I know how to use the interest calculation formula in excel, make two
different calculations (25Y vs 30Y) and compare, but I am mainly asking a
theoretical question. Maybe, I can only fully understand after making that
calculation LOL?)

flows (itemize each cash outflow and cash inflow), then calculate IRR, based
on your holding period.
I did a rough calculation, based on your numbers, it's a pretty good IRR (
around 10%, could be better if future appreciation is good).
