隔条街的住户，孩子得去分数为6的小学，估计应该不会满员吧。
那是不是申请Parkmont的孩子，有可能会被分到6分小学去？ |

发帖数: 3417 | 6 mission lakes属于Brookvale学区，但是因为整体房子要新一些，也比普通
Brookvale房子要贵一些。但是如果你只看这个小区里面，可能要很久才能买
到房子。类似的小区还有Northgate Homes和Riverwalk, 不过后者是Parkmont学区，不
是American High。 Parkmont学区还有一个小区叫Lake Pointe, 风格和价位都跟
Ardenwood很像，房子新lot小, 但是房子整体看上去盖的比Ardenwood大多数房子
要精致一些，所以感觉环境也略好一些，我觉得因此也弥补了学区的差别所以卖的差不
多。
不过这些小区都是北fremont里面很小很小的pocket, 很久不出一个房子那种。偶尔
出一个也没有comparable sale不太好出价，而且房子的风格就只局限于小区里面。
出了小区就完全不一样了。 |

还没有列入议事日程（ not even in agenda yet）. Warming Spring的新小学和建商
之间的沟通进行得不错。
同时听说Fremont将short 3个小学，北面一个 （可能就是说Patterson Ranch那一块）
，中部一个（Parkmont area），南面一个（Warm Spring），2个初中，1.3个高中。

riverwalk边上还有一个小区叫lake pointe, 也是上parkmont小学，房子风格跟
和价格都跟ardenwood很像。 |

小学(要注意是在Fremont地界内，Union City地界就完全不一样的学校了，目前
Fremont学
区跟其他城市没有任何overlap，这点跟半岛南湾不同)。Fremont BART边上的Parkmont
是10分小学。Parkmont小学在downtown规划范围之内， 以后overflow应该会比较严重。
新建的warm springs BART周围是新建的小学，不过还没建好BART也还没开通，需要再等
个一年半载的。 |

发帖数: 113 | 16 我们从1月份正式开始看房，区域从fremont北边94555(ardenwood, warwick,) 94536(
brookvale, parkmont),到94538的小片地区，最后到95035 Milpitas Jacklin Rd 附近
以及95132的一些我们觉得小学在可以接受的范围内的地区。
刚开始时觉得房价在明显走低中，所以定下的原则就是只看list price明显低于本地区
周边正常价格的房子，价格范围40万到52万，这些大多是bank owned 或者short sale.
到现在为止递了5个offer.每个房子seller都是收到多个 offer,最少3个最多的12个，
现在知道的有两个是现金成交并且都比list price高1到2万。大多数我们看中的银行屋
都在出来后两周内就under contract 或pending 了。
回过头来看，去年12月到今年1月那段时间是这些地区买房者的最好时机，即使是银行
屋那个时候出来也经常要降价一到两次。2月份后银行屋只要价格合适走得都很快，而
且三月后明显房屋出来少了。以前short sale大家都不愿碰，但现在short |

很好，至少小学不错。 MISSION SAN JOSE， 小学到高中都狂好，房价已经严重高估了
。WARM SPRING的IRVINGTON HIGH在走高，而且这个区RENTAL很少，这儿的房子很有潜
力。ARDENWOOD很多新房子，学校好，但房子LOT通常都很小，且紧靠BAY，海拔与SEA
LEVEL差不了多少。
抛砖引玉，想打听下中档区的详细情况，包括NORTH GATE， LAKE AND BIRD，
CENTRIVILLE。 |

Location, Location, and Location
房地产界有句名言，就叫做Location, Location & Location。也就是在所有因素中，
最最重要的因素就是房子的地点。这一次房市寒潮，Fremont几乎所有地区都呈现成交
量萎缩价格下降的情形，唯独Mission San Jose的房子依然火爆，就再一次地证明了这
个颠扑不破前人总结下来的原理。
那么从地点上来看，Fremont相比其他城市有何优势呢？俺老人家从下面三个方面来总
结一下。
（一） 学区
相对来说，Fremont整体上学区并不差，与湾区其他城市比较，至少是中上水平。前面
提到过Fremont有五个小Town组成，有趣的是今天的Fremont联合学区也由5个高中学区
组成，每个高中下面各有一个初中和4到6个小学。这5个高中差别很大。

fremont南北两端和bart站parkmont。而且一般原则是高中学区内部自行解决。难道楼
主小孩上六年纪？我看就是刁难楼主啊。以前有新建房屋对当地学区影响的调查，msj
地区基本每个小学都有容量加几十到100个学生。建议楼主打电话到fremont unified去
complain，可以联系刚刚当选的学区委员，问问为什么给你分到学区外面去！而其他人
可以在学区内。有没有分到学区外的原则？ |
