还有这个PITI的问题，我们买自住房的时候钱很紧，然后名下还有投资房，本来以为就
是自己的住房算PITI呢，结果投资房也要，本来准备的RESERVE就不够，补了退休金的

PM Fee 10% * Gross Rental income = 2000 * 10% = 200 (可以不delegate 出去，自
己管，但是相当于自己打工而已，无法做大）
算 6% 的空置率 vacancy cost = 2000 * 6% = 120
所以 2000 - 1560 - 200 - 120 = 120
这还没算 maintenance。。。。

buyer push你搬走去租apartment，然后再搬次家到你的
新房子去。您老会怎么想。
我老so far经历过好几个seller rental back，包括我老
自己买的房子，也让seller free rental了2个星期。
从没发生过什么事情。seller也是有产有业的人，有名有姓，
真要出什么事也都能找得到的。何况这世界上哪有这么多就
愿意做损人不利己的人。
当然事先要put in writing on the contract，每天PITI
是多少，rental到哪一天为止。如果是free rental，期
限多长，哪天开始charge PITI。 |
