Better do it before you move in.
How did your inspector find out the pipe? My inspector couldn't see any
exposed pipe in the house. He just guessed, based on the year of the house,
that could be PB. Since the house is a foreclosure, we gambled. After
closing, I cut a small piece of drywall off next to the washer connector,
and saw copper pipes in the wall. We got lucky and don't need to worry about
replumbing any more |

1. 下offer的时候， 有contract和addendum, offer 接受后， listing agent发了
updated and changed Addendum,需要买方的签名。 新的Addendum 把有利于买方的条
件都改
了。 比如说，以前下offer 的时候，addendum有$5000修理费， 新的addendum 改成$0.
2. listing agent 发了 county 需要foreclosure房子做的structure, electrical
and
mechanical 文件. 发现很多坏的问题， cracks from the garage floor, water
leaking in the living room near vent(possible plumbing leak from the 2nd
floor, wiring devices must be replaced, missing smoke detectors in bedroom
and hallw |

built with newer building code.

像极了滴水的声音

仔细听好像是从墙壁里面发出来的
那里大概是在车库那些热水器等电器的上方
不知道会是哪里的问题
我一点经验也没有

1）可能是什么问题
2）应该找负责plumbing的人修还是找提供1-year warranty的人修？

something to do with plumbing or electric, the permit is required. If the
job is only like cabinet or tile, most likely I will not need a permit.
This is really ridiculous. The current owner did the renovation and enjoy
the riding of avoiding tax without the permit.
Right now I have to suffer all the consequences if I want to do things right

15. 水管：材料铜、铁还是塑料？阀门、接口？漏水否？坏过修过否？开天然气检查热
水器受潮不工作？水龙头关不严？所有的龙头热水冷水都有？浴缸shower漏水？
>> 假设地基和结构没问题，先查是不是上下水导致漏水，如果plumbing tree有问题
请人修。渗水还有可能是排水不畅，看是否要修french drainage。
>> 做inspection的时候，inspector说房子是94年的，管子有可能是polybutylene的，
也有可能是PVC的，说polybutylene的寿命不长，爱漏水，但是管子在墙里，他没法看
出来。他说16年了该漏估计早漏了，所以他猜是PVC。但是他的报告上为了不给自己惹
麻烦，写的是polybutylen。后来我们自己发现，其实揭开washer的水管接口的盖子，
从开口缝里很容易发现房子用的是铜水管，水管上我们没有那么倒霉。

1) 地下室漏水
"A complete, new water management system has been installed, including two
(2) sump pumps and an interior perimeter drain. This is an indication of
past water problems. While usually effective in controlling water
problems, interior perimeter drains, if not properly installed, can over a
period of time, result in foundation damage, including collapse. Sump
pumps were tested and functioned properly."

。主要为了那个rough in plumbing，所以还是得让builder做。
ceiling fan prewire，楼上某个同学的解释我还真不知道呢，看来要去问问。别的各种
prewire，也是冲着以后弄麻烦一些，只要让builder赚钱了，不过cable/phone我没兴趣
，其实也不会每个房间都真的很需要。 |

在西边，东边的邻居跟这个房子之间有个很大的yard，这算个优点。
优点有：
1)车库上面没有卧室，可能有点沾边的是一个可以做media room的房间，还有三扇窗户
可以散热，然后是game room
2)后院相对比较平
3)比背后的邻居高很多，直接看到人家房顶
4)每个屋子都有cable/phone outlet，我数了一下，一共9个
5)主卧室surrounding sound ready，还有我喜欢的bay window
6)4个full bath
7)楼梯比较open，都是iron栏杆
8)一楼两个full bath，那个office/study带closet+full bath
9)地毯都是新的而且不是初级level，房子也重新刷过
10)laundry room支持电和气的dryer
11)已经装了security system
12)屋子里的门，百叶窗，plumbing都是upgraded的
缺点有：
1)楼上东面的两个房间窗户很小，大概3x5或者3x6，好不容易在东边，居然只有一个东

在水管热胀冷缩时会产生剧烈的摩擦和噪音。除非你能接触到暴露的水管，这种问题一

度.
我3年前有个很中意的房子就是sewage设计不好, inspector吓了我一下没敢买,
后来自己通了几次, 发现没什么大不了的, 那个deal可惜了. |

said that you needed to let the carpet dry before determining if there was
going to be any kind of smell remaining. He said to wait until tomorrow to
determine if the cleaning was successful.
The plumber has stated that there is not a plumbing issue. Ken’s brother
bought a new machine for himself and Ken.

水就够cover配件的费用了。
买了一套配件，搞到晚上3点，打开水闸，竟然有几个小地方木有焊好，漏水。得整个返
工。

没装过浴缸，但是electrical， plumbing，瓷砖地板，也不是第一次做了。做多了之
后就知道了，房子这些事情，让contractor去做比自己做还让人不放心。 |
