I think PPSF is a closer market trend indicator:

我算了下我们这个zipcode到目前为止二月份的成交median, 比一月份高了一万多点,
不过成交量萎缩了,
但是价格ppsf比前两月高了一点。
我们小区中国人移入很明显。现在邻里连成一片的中国人了。

看情况,没有permit增加的居住面积不算官方纪录
多一个车库么,估价的时候会多几千块钱。
如果您地区的房价ppsf 〉$100,有permit的房间会比车库贵,但是如果算上申请permit
的功夫和工钱。。。。
所以么,除非需要,我不会改建。

A suggestion:
If you have another map, which is on the same scale but with a few main
streets/highway's names or the corresponding zipcodes, it would be more
helpful for people like me, who have no idea what those broken lines mean in
your original, color-coded map.
An even better idea is that you superimpose the two maps. This will help
present the data in a meaningful and recognizable way.
BTW, thank for the post and the graph!

realtor协会刚 出了2009年NSD的统计,满有意思的.
Single family detached, Year end stats:
1。Single family median price fell 9.7%, median PPSF fell 11.42% to $204
2. total sold single family up 10% to 9310 from 8458. Total sales volume
down 5.43%
3. Median days on market fell from 50 days to 40days
4. Rancho santa fe is still the most expensive. CV is #4.
5. Median price change by zip code: a) RP -5%, b) CV -10%
6. Median price is $410000, average price is $528741
