下，纯属理论研究，也欢迎讨论还价的tips,有赞同的给几个包子吧，最近穷。
最近正在negociate一个房子，读了一些还价的文章，从买家卖家角度分析都有，首先
，看market price,其实要forward price,比如邻居一样的房子上个月卖了80w,那么这
个月还要卖的话不能也卖80w,而是要考虑这个地区的增长率，网上的例子有点极端，说
一年涨10%的话就按*1.1来卖，这个算法如果以此类推每个月卖一栋的话那么这个小区
一年就要涨100%了，不过idea是靠谱的，就是要比上个月卖掉的价格还要高。我们看的
房子刚好邻居上个月卖了，所有条件基本都一样，室内装潢，面积，但是卖掉那个少了
一个bedroom,人家有的是loft,所以不算bedroom,那我们的想法是在那个价格上再出3w
算是买个bedroom,虽然面积上没有变多，其实还小了一点，但是这个价格seller是不能
接受的，加5w还是不能接受，google了一下网上同样sqft多一个bedroom到底加多少，

When a home owner posted sale online, the price showed up as ask price, it
means dumb rich guy can have this home for sure.
Home buyers will negotiate a lower price to get benefits of himself, so this
price is bid price, this price can guarantee seller to sold it, but cannot
guarantee a buyer can get it.

savings，但是坑爹的是在receipt上显示的是Coupons & Rewards -$40；
后来价格更便宜的时候申请了discover price protection，结果给deny了，说是当初
charge到discover的不是full price，而是用了coupon了，所以不能honor。（明确问
了，不是因为更低price那个用了coupon，而是因为原来的price用了coupon，所以不是
full price）
discover price protection的规则里还有这一条不full price不能honor的规定吗？怎
么好像从来没听说过？谁遇到类似的？ |
