会从电脑调出最近社区卖房的资料。选接近你家面积的5，6家平均。再根据有没有游泳
池调整，得出来的就是你的房价。如果你同意了就不用再去protest. 还是很合理的。
我和朋友的税都减了8000到10000。想更低就要正式protest。 |

，有说服力。 当然如果别的房子稍微高一点，你如果能找到图片，显示别家的UPGRADE
多，像新屋顶，新空调等。也有帮助。一般APPRAISAL的人不会看，但你可以那来为你
PROTEST的时候辩解一下。
你也可以找找附近区的低价位房子， 因为周边的环境也对你的房价有影响。当然要记
住，你去PROTEST的时候，COURT的人，每个电脑里都有这些数据，很全，所以他们很快
就能找出几个否定你。所以你也要找出，APPRAISAL高的房子的原因。最后，一般他们
都会降一点，然后给你个价钱看你同不同意。你不一定非要同意的。 |

心态，首先得想明白，去抗议不管输赢都省不了多少钱。就算牛人降了5％房价，再乘3
％税率，也就15个基点。去抗议也就是和board见面聊聊天，长点见识。
时间，听证会会安排很多人同一时间去，但每次只接待一户。如果你等待超过2小时，
可以改期，不算你缺席。早到点肯定节省时间；晚到的可以看到前面的精彩抗辩，悲情
出演的，慷慨陈词的，走技术路线的，狠涨经验值。
着装，大部分人都是便装，牛仔裤，包括board成员。因role play而异，如果你打悲情
牌，西装革履估计没说服力。
前期，前期材料准备很重要，这里只提醒一点:在cad office填写protest表的时候要把
你要的抗议原因都选上，主要有market value和equity price两项。看到大部分人的申
诉都是根据这两个部分。看到一个衣衫褴褛拄着双拐的老太太悲情陈述在家门口被附近
球场的高尔夫球击中，按市场价如何高估...board成员都很同情，但还是拒了，因为老

个人感觉算上房产税的话，一个德州中产家庭税负未必比notorious的加州所得税低。
首先， %就比其它州高。这个大家都知道。 但很多人不知道的是homestead cap恐怕是
全美最高的， 德州的cap是10%+ improvement value， 根据HCAD官方解释，就是说你
的税基每年最多可以长10%，再加上他们评估的house improvement value。据我所知，
加州cap 1%， 东北各州在2-3%之间。再加上这些州本来property tax%就比德州低，
所以每年的房产税基本是恒值。当然， 这是双刃剑，低房产税也促成了加州和东北房
市的疯狂；因为房产税估值完全跟市场价值脱轨，牛市只增加房主net worth， 不造成
任何房产税负担。
其次， 说protest。 这东西就跟美国的任何事情一样， 有钱请得起律师， 你就能搞
定。我们房子今年appraisal value长了27%， 找o'conner去申诉失败；我手贱， 查我

虽然省得也不算多，但是还是比去年用的protest公司好，自己的房子情况自己最清楚。
房子去年二月份买的，去年的appraisal基本就是买入价。
今年harris county想钱想疯了，趁着房子没有CAP，又给我房子value加了8万刀。
郁闷之下，我觉得很愿意这个价格马上卖给county。
Anyway,
首先，感谢我的房产经济人给我发了非常多的附近房子成交价格（半年内）。
我在所有房子当中，找到一个条件基本和我房子差不多房子，价格比较低的，作为我
propose的appraisal（比county给的appraisal减了4万刀）；
其次，我填写了我去年2月份买的房子，以及房子的成交价；
最后，我声明我的老房子有很多的毛病需要修，估计花费有多少。
本来我洋洋洒洒的写了一大篇，又照了N多照片，等log in到ifile一看就吐血。
原来不是700个words，只给了700个character的输入。
最后我删了一个小时，列出来两点，一个是我想match的那个房子的地址；

2015的房产估价比2014涨了11.8%。听说有Hemestead，年上涨率不会超过10%。于是我
就在线Protest，要求上涨率在10%一内。几天过后，线上有回复，1. 接收原来的估价
（涨11.8%）；2.去听证会。听说如果听证会Protest不成功，原来的估价可能都保不住
，新估价可能会更高。目前给的估价比我的买房价略低。所以我自认为去听证会胜算不
大。
请大家给些建议。
