partnership, get everything done in black and white before any money vested.
in your case, 3 options.
1. if A does NOT want be part ownership, treat is as a personal loan, B pays
installment loan on fix interest, A gets nothing from operation.
2. if A wants small ownership and no responsible for mortgage payments,
after closing, quitdeed ownership as 25% A 75% B, each responsible for their
