有人说没必要，就看你的贷款有多撑了。现金流重不重要。 你想每月多付，什么时候
都可以，recast以后还可以；但是手头紧张的话，recast就帮忙了。
花300买个每月少付的选择，非常划算。又不是recast之后不准你多付。

我的计算方法是，
当月要付的INTEREST = 当月本金的BALANCE * 当月RATE(ARM 7年以后会变化)
本金的BALANCE = 上月本金的BALANCE - (2100 - 当月要付的INTEREST)
问题是：
1.假设我的2100足够COVER每月MORTGAGE PAYMENT(即使7年以后利率会暴涨），是不是
不论INTEREST/PRINCIPAL的结构是怎样，不论INTEREST如何变化，ARM是不是RECAST/
RESET，我的计算方法一直是正确的，也就是说当月利息是不是永远等于本金BALANCE*
当月RATE,唯一变化的是本金的份额?
2.是不是ARM的利率最坏的情况就是前7年3.5%，以后一直8.5%？
3.我这种是不是不会出现Negative amortization，所以RECAST只是每5年一次?
4.ARM是不是每5年一次RECAST和第7年以后每年的RESET RATE做的事基本一样，都是重

2018年1月1日前利率不会有任何变化。 ARM贷款持有人需要注意的是ARM Recast， 也
就是固定利率期结束后贷款利率会是一种什么情况， 从而做到提前准备， 防范风险。
美国最近的3个加息周期分别是：
1994年1月到1995年2月：基准利率从3%上调到6%， 相当于Prime Rate 从6%到9%
1999年6月到2000年5月：基准利率从4.75%上调到6.5%，相当于Prime Rate 从7.75%到9
.5%
2004年4月到2006年7月： 基准利率从1%上调到5.25%，相当于Prime Rate 从4%到8.25%
当前ARM常用的Index是 1 Year (12-Month) LIBOR, 根据http://www.fedprimerate.com/libor/libor_rates_history.htm 的12-Month历史我们可以看出：
1994年1月到1995年2月：12-Month LIBOR 从3.703%涨到1994年底的最高7.75%

payment会因为你以前多付了本金而减少，但是mature time重新回到15年或者
30年之类。recast需要给lender交一点点手续费。 |

我觉得后一种方案会更合理省钱一点。可是lender说，后一种方案已经不用3年了。我
