renovation loan用于维修的部分是给到一个escrow account的，还要有一个certified
的adjuster overseeing the fund. 就是说每做一个项目，project, cost 和
contractor都要他批准后从escrow里出钱，多出来的银行还收回去。忒麻烦了。 |

小孩能住吗？这些味道会不会有毒？如果不行，能否以此跟房东公司交涉要求换房或者
毁约？

啥这个地点的破房就比较有潜力？
其次是怎么规划， 怎么最大限度地利用已有的东西，如何改建扩建比较好? 同时怎么
做成本预算? 关键是学思路.
具体如何做倒是小事，以我的动手能力， 多看别人做两次就会了.

consumer get quality services from the builders.
You can view it as bad because it is a government bureaucracy that is slow
and you pay for it. (Very small fee vs. the construction cost) Or, you can
view it as a good thing as the government does quality check for you.
The other downside is that once government knows you renovate, it will
probably increase your appraisal value in the next fiscal year.

总结一下：目前在修Angier,今年年底修完；之后几年修Zervas和Cabot.修的时候要暂
时搬学校到swing zone. 这些是确定了的。
如果拿到资金，今后要搬和修的: Lincoln-Eliot（2019搬到修好的Aquinas）；Horace
Mann(2019搬到修好的Carr)。

large scale complex I finished the REO-Rehab-Stabilized-Refi cash out
business cycle.
210 units, auction.com, B-/C+ location, B/B+ condition, tenant base 95% 1st
generation south asian immigrants, total cost including rehab 2.7 mil cash.

发帖数: 618 | 49 Yes, it is a good idea to renovate it for yourself to enjoy it.
But it is also a good idea to renovate your house for a better price. When
you renovate it for yourself, you choose whatever you like best. But when
you renovate your house to sell it, you want to choose somekind of neutral
color so most people like it. At least, most people do not hate it.
The buyers are mostly very emotional. When they see a dirty old house, they
do not even think of buying it.

，想找个前任房客搬走后没有动过的房子都这么难----简单到刷墙，复杂到厨房，卫生
间重新renovate, 甚至地板都给你再换过。因为家里有宝宝所以特别当心新装修会危害
宝宝身体健康。我已经很小心了，看到出租广告上有写new renovation 或新装修的都
被我 pass掉了，剩下没写的我才去看房可是还是碰到人家在装修还告诉我什么时候可
以装修好搬进来，显然我又不能要这房子了。找个没有动过的房子怎么这么难啊，我运
气又没那么好要是可以碰到他们还没开始把房子弄漂亮前可以制止他们装修就好了。姐
妹们你们有娃找房子时（自己有房的就不说了）应该也喷到过这种情况吧，你们怎么办
？是继续找直到找到没有new renovation的房子吗？ 怎么办，很急啊。 |
