，所以我想谈谈房地产中的Trustee Sale, 可能对大家也会有帮助。
顾名思义，Trustee Sale就是委托人代理的交易。这里边有很多情况。有可能是屋主交
不了房贷，银行收了房，找的代理人做的。有可能是屋主去世，找的代理人卖房子。也
有可能就是因为屋主把房子title放到Living Trust 里，屋主自己是trustee而做的买
卖。
因为现在银行屋太少了。我们暂时不谈那一种。今天主要谈谈后边两种的Trustee Sale.
这两种情况下，房子的title都是在Trust里，这种房子的seller一般是"xxx Family
Trust", 作为seller在合同上签字的是Trustee 。
房子之所以要放到Trust里，一个原因是避免将来做probate。如果房屋的owner健在，
只是因为房子title在trust里做的Trustee Sale 是很正常的sale，比如Cathy家的房子

价，价格都不太满意，但sales也说可以再讲，只不过不愿意透露底价。感觉在店里很
难讲价。
后来听人说网上发email讲价更好讲。听说online负责讲价的人和店里的sale是平行的两
条线。汇报给不同的经理。
后面想让几家店都给email报下价，那是换成直接和online报价的人email联系好讲价呢
？还是和店里见过面的sales 再email联系比较好呢？
另外，prepaid maintain和 extended warranty购买可以和车价一起，让谈价的人一起

seller & seller agent -- 非常急于出手，很配合，说只要我们出的价reasonable,他
们立刻接受，seller agent是专门搞short sale的，听我们agent打探消息后说这个人
很professional,如果没有把握不会接这个short sale。
bank: 只有一家银行，Bank of America
我的最大担心是，short sale 未必是个good deal,我感觉银行基本上只approve和市场
价差距不远，与其等3个月（可能更长）最后银行counter offer 一个和市场价相差不
远的价格，我们还不如用这几个月的时间看foreclosure的房子。
其实我的担心归根结底是对short sale有顾虑，不知道为什么这么多人去搞short sale
,感觉上不会比市场价低多少，银行也不傻。
所以来问问大家对short sale的看法，我的想法有偏差吗？值不值得等一个short sale
三个月呢？ |

involved in a short sale, the ratio that a such short sale can be closed
drops to below 10%. also, the average time for a short sale transaction from
the time the seller gets an offer to its closing is about 4 to 6 months.

生成8849表格，然后看最后的sales price, cost or other basis和adjustment to
gain, loss (由于wash sale的影响) 的total项，option和stock会分开写，就把对应
的分别加起来，比如
stock:
sales price: 10,000
cost of other basis: 5,000
adjustment: 1000
option:
sales price: 20,000
cost of other basis: 10,000
adjustment: 2000
那么总total就是
sales: 30,000
cost: 15,000
adjust: 3000
那么你去年的captal gain就是30,000-15,000+3000=18,000
大家可以在生成2011的年度报告，看里面realized and unrealized gain,里面的
realized gain的数字应该和你上面算出的18000基本吻合。我的两个ib账户都有几毛的

去dealer之后，sales A正忙，sales B跑过来接待，介绍车，安排试驾，最后谈价格及
咨询他们经理的价格都是sales B在和我们谈，当天在现场我们对他给的报价未置可否

请教一下：新车，同一家dealer下，不同sales能搞到的最低成交价会不同吗？跟B砍不
下价格，会不会在A那里可行？还是说他们都是经过同一个销售经理的，能搞到最低成
交价都是一样？

同一个dealer的sales a 和 sales b 能做到的价格绝对一样，因为report的经理一样。
你的情况是在internet上收到了一个更低的报价，如果你觉得sales a的服务可以，那
么你回去找他直接提出你们公司internet给了这个报价，sales a绝对可以按那个价格
卖给你，除非sales b给的是钓鱼价。
有些规模大的车行分工都很明确，比如说sales a就是专门带你试车的，sales b就是专
门的网络部门的，可能都不会和客户见面。
所以你就放心去吧。 |
