现在卖家已经找人修了attic，也承诺重做地面re-grading，修downspout，买
dehumidifier来减轻地下室的seepage问题
但是还是在考虑是不是该walk away，我们是第一次买房 |

If the seepage on your basement wall is not so well below ground, one of the
things you can try is,
1. Dig up along the basement wall to the depth where the seepage occurs.
Make the drench 4' wide.
2. Waterproof the exterior wall, I'll just use the stuff sold in HD or Lowes

Seattle. Drainage depends on your subsurface condition, and surface/seepage
flow path. seepage is probably not your concerns just look at your pictures.
your deck is attached to your house, I can't tell your house wall is part

因为一个出租condo漏水，原因是浴室墙内水管漏了
被statefarm定义为continuous or repeated seepage or leakage
所以拒付，这叮叮咣咣加上赔楼下+mold+赶租客+重新施工，快20K出去了，割肉一样
晚上偶尔google到public adjuster，
不知道有没有哪位老司机有过请public adjuster的经历 |

We are looking at one property these days and in serious discussion with the
seller. In the disclosure, the seller said that they have patched several
cracks in the basement with hydraulic cement to stop seepage. Today we went
into the basement to do another review. While we feel the basement is kind
of dry, we did see several horizontal and vertical cracks with water stains.

1. The ground qround the house needs at least 1'of 5" sloping outward. This
house has inward or relatively leveled ground. It needs re-grading to keep
water away from the house.
2. The basement walls have water seepage. Water stains and efflorescence are
noted on walls and floor joint. It needs re-grading and installing sump
pump system.
3. Mold on basement ceiling and attic roof deck.
请大家看看这个要估多少价，请推荐找什莫人估价，最好提供联系方式。inspector 不
管估价，但是说1比较贵，但是要是只做外墙根部的re-grading就不会那莫贵。房子的

attic被hallway分成两半，卧室上方的有入口，厨房上的那半边attic没有入口无法检

inspection is very important.
I know a friend who hired someone who briefly walked through their house and
told them everything was fine. After buying that house, they spent 30K to
fix roof and foundation seepage issues. A good inspector should be able to
catch such things. |

"The basement was dry at the time of the inspection. Because the basement
is below grade, there exists a vulnerability to moisture penetration after
heavy rains. There were efflorescence deposits on the interior foundation
walls. This is an indication of moisture seepage on the foundation walls. A
masonry sealant and improved exterior drainage may reduce recurrence of

in jan 2012. cause identified as water seepage due to hydrostatic pressure,
mold removed and wall sealed in jan 2012 with repair of wall in apr 2012.

draining可以解决这个basement渗水问题，不知道是不是适用所有的房子，这个房子
不在好学区，这个渗水好像就是发生在租户住的时候，如果自己住是不是会发现及时一

出来什么。其实房子比外面马路的地势要高很多啊，房子朝西，背面那块墙比邻居地势

，但是至今只漏过一次，本来想买点HD的那种hydraulic cement往接口处补一补，但是
有人说这个方法是临时的不奏效，因为水会往其他地方渗漏，所以有人建议装internal

resistence.你现在又花钱挖松了，放回去后，成了一个吸水海绵了。 make seepage

所以，最好的办法还是从屋里面弄。
找的有经验的师傅，把pipe周围收拾好，往里面大 hydraulic cement . expendable. |
