在美国的房地产贷款理论和实践中,我们很多人都知道FORECLOSURE,即查封
,也就是由于贷款人不能按时支付贷款,银行最后把抵押物-房子收回,下面就介绍在
这一过程中的一个阶段-SHORT SALE,中文可以译为亏本出售。
一 SHORT SALE 的过程
1)贷款人违约
一般是贷款人连续两个月没有支付贷款,这时候银行就在法律上有了查封房子的依
据,这时银行会书面通知贷款人银行可能会启动查封程序,但是银行希望与贷款人合作
,并帮助贷款人尽量能继续支付贷款。
2)正常出售
这时,贷款人一般会委托房地产经纪人出售房子,如果能顺利售出,那么房子就没有被
查封。
3)SHORT SALE-亏本出售
如果销售价太低,不能顺利售出,要银行参与进来,并且银行要让步,不仅不能得到
所欠的贷款而且还要支付所有的过户费用,这种情况就是SHORT SALE。
比如:一栋房子的贷款余额是20万美元,如果我们把所有的过户费用是10%来计算,
那么,如果房子卖了22万美元,扣除过户费2万美元,剩下20万美元,银行没有亏钱,
这就是正常的销售。

虽然房屋市场下跌已经有一段时间了,但最近接触的几个买房客人,好象对SHORT SALE
和FORECLOSURE还不是很熟,我在这里介绍一下。
一、SHORT SALE
当房主已经或快要付不起房屋按揭(MORTGAGE),但房子的市场价值已经低于房屋贷款
的数额的时候,房主可以要求做SHORT SALE。卖房款将全部归还给银行,银行同意不再
追讨缺额部分。

今天起来一看,好啊,彻底疯狂了,竟然开始鼓动short GRPN了。目前为止没有大牛说
要short GRPN,甚至连青蛙都没说过。
short比奥普神都难,蝌蚪们还大言不惭吵着要short。奥普神虽然风险大,可变性大,
但是你只要猜对了一个边,收获还不小,至少我认为风险跟收益成正比的,两边(long
or short call or put) 或两种可能(straddle,butterfly,Iron condor,
strangle等等)都是只要你愿意,你可以挺到EO day。
Short是什么?
1. Risk。第一把大刀,就是几率上,如果两边的几率是一样的,short的total loss是
无限大,long的total loss最多是100% (这么参看贴名:迄今为止最震撼,最直观的
超垃圾的下场)。short的total loss无限大,无限大没有人,但是lose 几倍的在股版
还是有的,只不过没有象n倍大牛一样拿出来炫耀罢了。

一、SHORT SALE

it is called market neutral if your short beta * shares equal to long beta *
shares.
like if you think travel stock are good, but there are some overvalue some
undervalue, then long pcln and short oww. So, your decision on based on the

short sellers across the exchanges. These new rules will massively change
how traders and market makers deal with short and naked short selling of
stocks.
According to these FINRA rule filings, three new laws and regulations go
into affect starting on February 28th, and in this, it will remove a
universal exemption used by market makers to get away with failing to
deliver stock according to current SEC rules.

option应该是什么price,你可以跟我讲一万个parameter,然后给小小人解释如何通过
公式计算,没问题,这些我不懂,但是有tool可以算。
那么来了,你交易option的时候,你如何判断这个price?
什么是贵,什么是便宜?这里就要说英文的伟大,注意了:low price VS bargain
你要找的是bargain。
###价值判定
简单的例子,如果你经常交易XLF,那么weekly OTM,一个gap的price一般都在0.2,如
果某个week你发现它0.5了,这个时候就有问题了。简单的说就是其中的parameter变了
,所以导致了price up,复杂里讲,就是parameter背后的东西,你无法解释的东西。

(考虑到价位和位置)。最近在网上看好了几套short sale, 价位的位置都比较理想。
但我们的agent极力劝阻我们不要买short sale.甚至每回我发list给他,他都专挑不是
short sale的房子领我们去看。short sale 的房子他都找各种理由,不太愿意show。
我想问下,买short sale 真的那么复杂马?能否看好一个short sale 先下offer,然
后在等待期间同时也看别的房子。这样同时进行。如果看好别的房子,在short sale
给回复之前,撤回offer? 还有就是既然agent都不愿意show short sale 的房子,如何

the max loss of long is 100% while short is unlimited. People may argue this
doesn't apply for most of big stocks. That is true. but the most I am
concerned about shorting is mind peace. It will be very hard to keep mind
peaceful if everybody else is making money but you are losing money by
shorting....

为什么呢?当你没有任何position,你的short call理论是损失是unlimited的,万一
股价裱起来,你几倍的损失,被margin call,强制平仓。
现在小小人提供strategy,short covered call。
意思是
1. buy stock, ( 长期看涨A股)说了无数遍了。1万点。
2. short covered call ( 短期看跌)
如果股价涨上去,方向看错,平仓被assign,几乎没赚到钱。
如果股价跌了,你close掉short call position,然后直接拿股票。
如果先跌,后涨,你 short call 赚short term gain,你stock long term gain
现在short put
股价涨了,你关仓位,short term gain
股价低了,你被assign,
股价先跌,再涨,你被assign,然后涨,这个时候,你的stock gain按照assign价格有

很professional,如果没有把握不会接这个short sale。

我的最大担心是,short sale 未必是个good deal,我感觉银行基本上只approve和市场
价差距不远,与其等3个月(可能更长)最后银行counter offer 一个和市场价相差不
远的价格,我们还不如用这几个月的时间看foreclosure的房子。
其实我的担心归根结底是对short sale有顾虑,不知道为什么这么多人去搞short sale
,感觉上不会比市场价低多少,银行也不傻。
所以来问问大家对short sale的看法,我的想法有偏差吗?值不值得等一个short sale
三个月呢? |

listing agent问可以作dual agent吗? 对方说已经有两个buyer他带着看房了,那我
说你还可以做我的dual agent吗?人家说还可以啊(难道一个listing agent可以给多
个buyer同时做dual agent还看同一个房子?靠)。 然后我说那这个228K是银行
approval过的吗? 人家说我们这个不用approval程序很快很简单(银行不approval那
还是短卖吗?),然后我有说那我可以再加5K,他说那你下州我一上班你就来我办公
室吧。
完后,我怎么觉得不太对啊? short-sale还有不用银行approval的吗?是听说过short
-sale有时候很复杂,不知道版上的哪位高人帮说说short-sale都有多少种,各都有什

?我过去也同时做两边的,有时候的确赚到了,自己傻美了一通。但我现在是绝对不
short了,倒不是说我在short上吃了什么大教训,也不是说我对大盘就看牛了(其实我
对大盘没看法,自认没本事预测大盘,我就follow我的纪律,跌够了符合我纪律我就买
)。只是我彻底觉的short或者说做双边对自己股票交易得不偿失。我就说说我为什么
对short有”偏见”吧。
首先呢,有一点short和long不一样。Long的损失是有限度的,大不了所有投资变0,损
失100%。Short的损失是unlimited的。特别是short penny stock的垃圾股,这个问题
就更严重了。1/2刀的垃圾股要是爆发,短期冲到4/5刀太常见了。你的损失可以是200%
,300%甚至更多。这时的恐慌绝对会彻底击垮你。有人说我会止损,但我可以很肯定的
说,止损说来容易做来难。炒股一段时间,新手哪怕一些有些经验的人绝对会在是否止
损之间来回摇摆,一会觉的止损太重要了,一会觉的有时需要hold. Anyway, 抛开止损

foreclosure
就有更糟的信用记录。所以short sale一般list price都明显比周围低。
但是买short sale有风险。很可能等了很多月银行不批,白浪费精力。
卖short sell也有风险,有的时候银行会保留追回剩下贷款的权力。要是这样还不如等
foreclosure了。
所以如果有这样的情况,short sale也成交不了。
还有人利用short sale赖钱的。自己的亲戚朋友私下代表自己买自己的short sale,搞
成了等于
贷款被摸掉好多。你看到超级便宜的short sale,第一天联系agent他就不理你,然后
很快pending的,

h******n 发帖数: 2795 | 48 Short Sale跟有没有买家没有关系,只跟房主是否按时缴纳放贷有关系。除非房主确实
有办法隐瞒收入,要不然,房主如果有收入,且不按时缴纳放贷,是很难让银行批复房
屋short sale的。
在房主提交short sale申请之后,银行批复时间取决于房屋主人的经济状况(应该是银
行对房屋主人的经济状况调查)以及贷款额度。如果房屋主人经济状况确实不行,且贷
款额度不是很大(也就是只涉及一家银行贷款),那么银行批复short sale速度正常情
况下还是比较快的,差不多一个月左右就有消息。
short sale房屋的出价,应该是listing price下浮5%~10%,当然,这可能取决于所
在地区,不能一概而论。银行批复的short sale销售价格,会在银行评估后给出,通常
listing agent知道银行批复的价格。只要买家出的价格,跟银行批复的价格接近,基
本上就成交了。
为了可以第一手获得银行和卖家的信息,最好直接跟listing agent打交道,而不是通
过所谓的buyer agent作为传话筒,耽误时间和精力。

期了想在美国转成J2依赖于老婆的J-1签证,我不想回国转。
我的基本情况是:我刚来美国是J-2依赖于老婆J-1,然后老婆申请到了豁免,我在美国
也申请了一个自费访学J-1 Short-term(6个月),我在美国将J2转成了J1(花了4个月
才转成功),现在我的j1快到期了,想在美国转成J2不想回国转。
有以下几个问题请教:
1.请问我在美国能将J-1 Short-term scholar转成J2吗?
积极的消息:我问了美国所在学校国际交流中心管这方面的人,他说可以在美国转,之
前也有成功的案例(我想我都在美国将J2转成J1了,再转回来应该难度更小吧)。
负面消息:我在网上随便搜下了,发现耶鲁大学说J-1 Short-term scholar在美国是不
可以延期转换的。
