今天运气爆发，拿了G家的offer。 标准1-2 年工作经验的package。不过signing
bonus比较高 (> 50K)。
请问下，G家的signing bonus是干满1年就全部给，还是要干满4年才全部给满呢？ 觉
得比我预期要高,怕有什么限制哈。

allowance 1w, 但没有sign on bonus。请问一下在SF药厂工作的同学，能否跟Hiring
manager要sign on bonus？多少比较合适？
还有offer中关于relocation assistant (relocation expense) 有写“The cost will
be grossed up at supplemental statutory tax rates and included in your
total W-2 income.” 这是什么意思？relocation的cost是从税前的工资里扣除，还是
不扣工资直接算额外的收入？

在第一年走的话需要把第一年剩下时间的sign on退回。第二年不会，因为就相当于按
月开工资了。 |

然后我的buyer agent问了几次signed offer copy,可是对方一直拖，说先联系bank再
说，说要和bank先谈了，bank同意他们签offer他们才sign
我们就猜是不是seller agent想拖时间？？？

realtor回复说他assume我们会付20%的cash，申请80%房贷，关于cash部分他要我们在
sign contract时付10%，然后closing时付10%
我们是买房菜鸟，不知道sign contract时付cash这个要求是否合理，如果合理的话，
大概多少percent合适
不知道这部分现金是不是作为deposit？我们签合约之后如果有什么情况是否还能全身
而退？

to pay 10% at signing.
I've got a few colleagues and friends' advices. Seems 10% at signing is
normal in NY state. And contigencies will be included in the contract.

不肯提前解约，说必须找到续租的人。因为当时担心毁约会有麻烦，就找了一个人来虚
租。续租的人也是本校的学生，都是中国人觉得比较可靠，但是她没有ssn，所以我们
就帮她co-sign了。
这个中介公司比较黑，说是租到今年六月我们到期的时间新租户还必须再签一年。
当时续租的mm说是没问题，双方就签约。
现在续租的mm说是要到六月般走，也就是还有一年的合约未满。中介公司要求她得找一
个人接着续租，就得签两年的合约！也就是说每个新租户都必须签一年，另外加上之前
租户未完成的合约。
现在的问题是，找到签两年的人显然很难，我们是她的co-sign，如果她到六月没找到
人，自己跑了话，我们是不是就得承担剩下一年的房租？从法理上来说我们一点理都不
占？
求有明白人指点。 |
