还有offer中关于relocation assistant (relocation expense) 有写“The cost will

6万就不批准，而是公司要提供更多的文件证明为什么要雇用这个人。
这对中国学生根本没有影响，符合工资少于6万又不是硕士以上的人很少很少，即使有
像本科毕业进会计这样的行业也很容易证明为什么要雇用这个人。
这种标准就是为了卡印度本土大专毕业培训几个月java再来美国IT行业工作的人量身定
做的。

一般Foreclosure都会有6个月的Statutory Redemption的时间，在这段时间之内owner
或者junior mortgagee都可以要求赎回的，如果赎回,装修的花费你是不能recover的。
当然如果owner defualt的话，他们一般也不会有钱来赎回的，但是风险还是存在的；
尤其是有junior的mortgage, mortgagee一般都会要赎回的，要不然他的抵押贷款就会
被抹掉(wipe out).
买Foreclosure的房子还是有一些风险的，你不知道房子的titile是不是clean,有多少
的抵押贷款，还欠多少的地产税，有多少lien,有什末样的easement.不像买一般的房子
，purchase agreement上是要保证marketable title的。

同，递上去被银行接受了，之后加价和银行谈妥了价格。现在，银行批准了short sell
,seller却不愿意卖了，宁可让银行Foreclosure房子。
合同上有SELLER RIGHT TO CANCEL,提到了三种情况下seller有权cancel合同，基本上
就是buyer在规定的期限内没有完成什么事情，或者seller催buyer,buyer没法完成，
seller有权取消合同。其他的就没有提到了。
合同上没有提到seller改变主意不卖有什么惩罚。但有一节dispuate resolution,基本
上就是要先mediation, arbitration，之后上法庭之类的东西。
现在有些问题请教：
1。卖主有权可以不卖吗？short sale的房子银行已经批准了，买主想买的话。
2。怎么样给卖主的房子弄个lien? 让卖主短时间内卖不了房子？
估计他不在乎卖不卖，但我不在乎买不买这个房子。

件（“title insurance policy” 和“deed trust”）。
为此查了下买房时closing的hud列表，的确有owner's title insurance, lender's
title insurance两项收费。给escrow公司发email要“title insurance policy”,和"
deed trust"，他们转email让titile公司发“owner's title policy”和 a copy of
the
recorded “warranty deed”（和我要的东西名字不同）给我。
title公司的人很快通过email发了两个文件给我，没有cc给escrow公司的人。这两个文
件里一个是“没有名字的文件”，另外一个是“statutory warranty deed”。那个没
有名字的文件里该签字的地方也空着没有任何签字。感觉问题是：
1：现在不知道收到的那个没有名字的文件是不是就是他们应该发给我的“title

the Spring Festival as a statutory public holiday at schools with a dense
population of Asian-American students.
Under this bill, students in New York State are allowed to have one day off
for Spring Festival, lunar New Year.
This ruling was put forward in late January this year and gained wide
support from the House of Representatives in New York. On May 13, the city

住的时间还没有在美国长，你如果是移民官会认为这个申请人没有移民倾向吗？延期本
身不是主要问题，而是延期后在中国住太短了。如果你觉得不差钱，老人也接受，多去
试几次也无妨，遇上心情好的签证官也许就给了，毕竟这是discretional的，要不就多
住一两年再说。另外，老人是不是不知道签证是discretional不是statutory？可以理
解为什么会伤心但是确实就事论事这件事她没有错领馆也没有。 |
