会不会太高，车行会不会亏钱卖车之类的不同的sales价格会不会好种种问题，我来做
一个综合的回复并尽可能详细解释原因或举一些实际例子，让大家更了解车行的运作。
去买车的时候做一个Educated buyer 比什么都重要
排名不分先后，也可能会定期补充，并欢迎提问。
1． 开好车去车行看车才能被重视
错，其实我原来也不懂，自己去看车的时候怕被人认为没诚意还特意去租了个新车，然
后把租车标志去掉了，以为这样效果比较好。其实效果是相反的，越破的车越有吸引力
(只有一些特别豪华的品牌你开去的车太烂才会被怀疑购买能力，不过这样品牌的销售
一般是不会看到你开什么车来的，一般都是在自己的办公室里坐着)
原因为什么呢？
销售人员看外场（一些豪华品牌的公司是不允许有销售员在室外或门口看外场
的，必须要前台先接待然后再指派销售员，这些时候你开什么车销售可能根本看不到）
首要工作就是 identify buyer，就是分清楚哪些来买车，那些是来做其他事情的，因

发帖数: 7385 | 2 基于大家都贷款这个部分还有些疑问，我结合一些图片来说明一些特别术语和解释一下
运作方式
这是一张银行的call back，从右上图标看出来是fax形式，有些银行会用电子形式。没
有区别。
call back是指车行帮你申请贷款以后银行回复的结果。虽然这是一个lease 申请，不
过和finance没有区别。
这里解释几个名词，
status:decline 贷款被拒绝了
tier level 开篇解释过了，信用分数评级成为tier
ltv 开篇也解释过不做重复（最后我会贴一张专门ltv的图）
那么再看拒绝理由 insuffcient dollar amount of installment credit or payment
history
installment 开篇也解释过了，这是一个典型的有分数但是没有信用历史的贷款被拒的
例子。即名下没有车贷或房贷，也没有足够长的信用记录。

原来这里不是有人说准备再和本田车行买车的时候 被告知价格贵了500就骂车行用
trick吗?
我不是一直在这里解释过本田车行有个叫flex cash的东西这是一个阶段性的产品以前
没有以后有没有也不确定(现在没有)
就是如果你和本田厂家贷款并买新车的话 价格可以额外优惠500,但注意这个flex cash
有配额限制,你去比较了两个礼拜发现还是我们最低回来准备买的时候这个配额用光了
不能给你用了就是黑?或是因为身份是刚来的留学生f1所以本田没法贷款也用不了这个
优惠就是trick?
还好现在很多人证实了本田银行确实有身份限制,可能没有本田员工所以flex cash目前
还只能是我一家之言。
还有就是不少刚来的留学生以为信用分数只要是700多就是全部,就能拿到最低的利率。
其实不然
历史同样关键
有多少credit line
信用记录从什么时候开始
名下有没有collection items
Unpaid balance, late pay, slow pay等
是否只有revolving loan
而缺乏installment loan
有无bankruptcy 记录

你可以问一下boa，也许他们并没有最终批准你的贷款，或许提了一些stipulations,你
拿不出来，等等原因。当然不排除Citizens Bank给车行的回扣更多。
除非你指定用某家银行，不然dealer是有权随便帮你选的。
协议里很多都是不写具体银行名字的，俗称b contract
因为没有真正funding之前，变数还是有的，有些来自银行。有可能开始自动同意的银
行后来又不同意了，的确发生过，这时候如果车行找不到其他银行，就会通知你把车开

dealer走内部的系统和你自己申请的是不同的。虽然是同一家银行。
比如说dealer用的chase就有两种
chase custom 和 chase prime
还有就是银行贷款buyer和dealer的关系。
放贷其实就是把你的条件和信息撒网出去，然后银行雇佣了很多个买手，每个买手来审
查申请然后决定要不要放贷和以什么条件放贷，买手也会有不同的条件（decision),比
如说买手1说可以买你的贷款，但是利率要xx，或是down pay要xxxx等等，买手2说可以
不要down pay但是要yyy， zzz等等。
那么即便放贷了，也不是说就是完全没问题了，还要过银行underwriter一关，
比如说银行要求的stipulations你没有提供，或提供全，或underwriter发现你的收入
和申请填表不符（假设这个银行是要求poi的）那么这个loan则不会被funding，即车行
收不到钱，和这家银行的贷款也就不成立了，那么车行就会要求申请人补材料，或再去
帮你找其他银行，或要求你把车再开回去。
当然这是对于信用不是那么好，或没贷过车的人适用。

这不是车行要求的 而是银行
俗称por 就是住址证明 非常常见的银行的 stipulation 的一种
每个银行则对por有不同的要求 有些只承认utility bill/phone bill有些承认bank
statement (非常好改地址）
银行有这个要求是要确保你的申请地址是你真正住的地址 以后能收到贷款账单 银行自
我保护的条款
记住 你的信用越不好 银行要求的东西就越多
你应该是第一次贷款买车 只能认命 以后你信用上去了 是你选银行 现在只好让银行选你
至于楼上毫无建设性的意见 忽略即可 已被鉴定为本田黑的发言 可以自动屏蔽 |

可能是车行经验不足，或是去买斯巴鲁的很少有人有身份问题，不过最近很多银行的确
都有身份问题是以前没有的，也许是响应政府新的移民政策。
以前只有2家银行查身份，本田和宝马。后来听说chase， 富国等一些银行也查身份了。
斯巴鲁作为规模小的品牌，没有其自己的贷款机构，所以外包贷款业务给chase做，那
么只要chase查身份，当然就有身份问题。当然如果你要是不用斯巴鲁的优惠0利率的话
，则可以和其他银行贷款。
关于贷款的问题我也讲解过很多次，并不是银行approve了就表示通过了，还要看银行
call back了哪些stips,即stipulation,如果贷款人都能提供并符合这些stips,那么最
终的贷款才会成交，即银行funding了这个deal给车行。我以前也说过很多车行都是先
让把车开走，然后签一份conditional delivery agreement. 本论坛也有过不只一次把
车开回家了又让开回来的经历。
这里也有很多人的经验是把车开走以后告知月付变了，通常少几分至几块不等，并不是
车行又给消费者优惠力度更大了，而也是funding出了问题，有可能是车行利率估算高

I'd be surprised if your contract with the forex house didn't clearly
stipulate that you always trade with them, not on any public exchanges.
If you don't want that, trade with one of the ECN brokers. They always
charge fixed rate commissions versus spreads, and route your orders to

关于看房竞价的部分请参看我在danfy帖子中的回复。简言之，因为我们太喜欢那房子
，卷入了bidding war with 18 offers，最后买价高出listing price 13%。大家可以
拿我们作个反例，除非Foreclosure是你们看过的最满意的房子，最好不要与人竞价。

（二）合同
周四中午得知竞价成功，银行将closing date挪后了两周。正式合同到周五

庭通知3月中旬出庭，在出庭前两天town里assessor与我达成和解，以我认定的
property value作为2013年（2014年纳税）的Assessed Value出具了stipulation of
settlement， 并在电话里说会几年之内不会调整AV。原以为如愿以偿，但是今早我收
到town里通知，2014年度的AV又调到以前的价位了，并且grievance day就在10天后。
去年我有做refinance时银行雇人做的assessment report所以grievance理由充分，但
是今年没有了。现在的感觉是被town里涮了，才两个多月AV就又回去了，这种在法庭备

当然造成审核变严的原因也是因为前些年Occupancy Fraud太多。 以前不需要查tax
return的时候很多couple会每人买一套自住房， 还有一些人即使买的是第一套房子，
也是买了不自己住而是出租。 很多人问怎么区别自住房还是投资房？其实很简单， 就
是实事求是。如果房子真的是自住的， 就象楼主这种有困难的情况， 好的贷款银行和
underwriter应该批准。 就是看起来再象是自住的但实际不是自住的， 好的贷款审核
