俗话说无事不登三宝殿，惭愧刚报到就要请教大家关于UV sublease的问题。虽然现在找
房好像早了点，但看见一个jj在找人renew UV 2-br的房子，时间从今年6月到明年6月,
又同意我9月再入住，房子托人看了也比较满意，所以想就这么定下来了。
现在的问题是6月到8月之间不知道该怎么处理。UV的官方答复是建议我9月来了再签，这
样手续上应该比较完备，很美中不足的是需要50刀的sublease fee。而原来住的jj在考
虑可以找人跟她一起把房子签下来，我9月住进去就行了（ms这个jj之前住的时候好像也
是没签lease的）。
因为都还没“初来乍到”，所以对于UV管理上的规定和具体情况完全没有头绪，所以爬
上来请教各位我这种情况怎么处理比较好？不胜感激~~~~bow

I signed a one year lease until Feb 2016, can be subleased from this June (

交通、环境：
周围环境很好，去CMU或者PITT都有公车和校车。Giant eagle步行五分钟，去中国超市
也有好几路直达的公车。这是一个house，中国房东住1、2楼，我们住3楼。有侧门直接
上3楼，互相不妨碍。门前的大路免费停车。舍友也有车。
房东、舍友：
房东非常nice，带过我们去打高尔夫球、逛国家公园、钓鱼等等。房东喜欢安静。舍友

公司很近，15-20分钟步行范围。
sublease从7月初到9月底，之后如果想续租，可以直接和leasing office签合同。
房子位置很好，二楼，所有房间朝南，阳光充足，前面没有任何遮挡，主卧挑高，阳台
很大，非常安静。可以说是整个小区最好的朝向和位置了。

如果租约这样规定的，就不可以sublease。
Sublease是你老把房子的一部分再转租，你老还是承担liability，而转租的人不承担
liability。如果您老要转让整个lease，自己不再承担liability，需要签Assignment
agreement，这样Assignee会接管这个lease，并承担所有liability。 |

和大桌子这些笨重的东西仍然放在现在客厅里面，反正客厅空着，然后明年直接拖去自
己的房子。我自己带些轻便的东西去朋友那住，他车库和客厅都比较小，房间里面也有
床了，所以我东西都搬过去也比较麻烦。
我是想如果根据lease有法律可以迫使房东同意sublease的话是最好的，这样我不用搬
那么多东西，而且大家都顺利等到明年lease结束皆大欢喜。

发帖数: 861 | 26 sublease不被允许很正常。举个例子，你自己找来一个罪犯，结果该人把这个卧室变成
一个杀人密室，对房东的损失不是你说一句“我会负责”就可以的。你负责不起。所以
，即使要sublease，也得是房东找房客，而不是你。
如果你把租期内的所有房租都交给房东，他自然同意你走；如果你直接拍屁股走，找房
客的开销房东不愿意付。
比较合适的做法是你同意交付一定的违约金（比如一个月的房租），并支付一定房东找
下家的费用。至于还要占用客厅存行李，你就不要想了。 |

个月。是2bedroom和2bathroom的公寓房，小区非常漂亮，活动中心有全套的健身器械，泳池等。月租不含水电是1200刀/月。水费一个月差不多70刀，电费是读表的,房间里自带洗衣机和干衣机。家具已经卖的差不多了，但目前还剩一张几乎全新的queen size床，全套厨房用具，餐桌餐椅，和一些简单的生活用品准备6月左右卖掉，如果想sublease，且需要生活用品，可以具体谈价格。

学区是Mark Twain elementary, Pershing middle , Belliare high.

apartment 靠近公交车站 ，食品超市， 附近还有个小shopping center，
NEIGHBOURHOOD也挺好的。

，然后剩下的合同transfer给新房客接着，现在问题是，新房客在国内签证被check了
，不知道能不能按时过来，而且如果他过来以后又不住了(我知道很多这样的事),我该
怎么办?如果房东找我麻烦，我也是很无辜的，而且我到时候搬走了，也没办法控制。
