我拉了一下excel, owner 每月以6150在前30年，后20年只剩下tax+mgt=1948, Rent
每月4000。
If so called risk neutral rate = 0.00 :
Present value of Owner=2,921,520
Present value of subleasee=2,400,000
If so called risk neutral rate = 0.01 :
Present value of Owner=2,457,576

The default rule is - The law abhors restriction on alienation, which means
that if there is no term forbiding assignment or sublease, you can freely
assign or sublease. If it only forbids assignment, you can sublease; if it
only forbids sublease, you can assign. Assignment means all rights under the
contact have been transferred to the assignee.
Usually the lease will clarify that you can assign or sublease only with

Landlords want business. You are a good tenant. If your lady friend is
willing to have a novation, the landlord shall be very happy. But, you shall
know that you need to notify your landlord about your intent to move out,
assign or sublease. As a tenant, if you are not specifically released from
liability, you will always be held liable. If your assignee/subleasee does

发帖数: 1940 | 4 一般lease上会写是不是允许sublease,一般的apartment是允许的，但会要求查
subleasee的credit什么的，另外你还是要承担风险，比如subleasee跑掉了，没付剩下
的租金什么的。
如果你是租的个人的，只能跟房东商量了。如果能找到subleasee对他也有好处。否则
，如果你不要deposit,跑掉了。在短期内他找不到其他租客，他有损失。你的credit降
低对他也没什么用。当然你最好不要直接跑掉，将来再租房也困难。 |

房东白收你租子到九月底。 If LZ can provide a reasonable
subleasee, landlord can't refuse. He has to give a reasonable
execuse to deny sublease. Usually, a provision forbiding
assignment or sublease is not enforceable. |

（我实
际付1350刀 给房东， 有房契可查）。房子是学校的，有维修要求反应很快。
房间宽敞，光线充足，非常安静， 安全。
木地板，家具有full size 床，沙发，书桌，餐桌等。
厨房可以用餐，今年一月换了新冰箱。
走路三分钟到地铁绿线B或C，15分钟地铁到downtown或chinatown。
走路四分钟到查理斯河畔。
不包括电费，煤气费，上网，TV cable费，大概每月100刀，（如果不需要上网和电视
，可以取消服务，那我可以负担煤气费和电费）。
地址是47 St Marys Street, Brookline, MA 02446。
附近有条街可以免费停车。
寻找有信用，爱干净的subleasee。
需要预付半个月房租。

in the apt...
Police won't help you, search for:
"eviction process", "tenant landlord court" in your state...
Sometimes you'd rather offer cash for "your tenant" to move out. |

式的 1br，房东把一间 living room改成了卧室，所以结构不大好；感恩节前，
roommate因为国内有些急事儿，临时要回国，急急忙忙的找 sublease，正好我那个时
候在外地老公那边，所以她含糊的告诉我说找到sublease的人了，就急急忙忙的回国了；
我回到学校才发现原来 roommate 把房子 sublease 给了一个中国男生！！！但是考虑
到 roommate 走的匆忙，家里又有急事（她父亲病了），所以虽然别扭，还是将就着住
了，但是今天才知道 roommate 的签证被 check 了，可能无法按期回美国，那个中国
男生说可以继续 sublease roommate 的房子，但是我不太再想和这个男生一起合租下
去了，所以写信给 roommate抱怨，她回信给我说如果我能帮她找到 sublease 就没有
问题，如果找不到，而那个男生又走了的话，她的屋子就应该由我来pay rent，因为我
赶走了她的 subleasee，她这样的要求合理么？我该怎么办呢？不知道有没有人有经验 |

发帖数: 13407 | 9 我是sublease. 这个还没问, 下家不签合同那我就得再出9月的RENT, 我另一头的房子
也可能落空, 因为我也在和其他人一起在找房子. DEPOSIT全部没收不太会, 她也没提
起过. 下家签合同的话是要押2个月的RENT, 这个我和下家说过了， 我是押了1.5个
月的RENT. 最好的结果是我和她了结了后就把DEPOSIT退给我; 另一种可能是我的
DEPOSIT等我的SUBLEASEE走了后再退给我. 这个房子无论如何我实在不想住下去了. |

法律上，承租人sublease出去，他仍然承担liability，subleasee不承担liability。
如果是房东租出去，那个就叫lease不是sublease。 |

租房条款里写着提前搬出要付完全部房租，请问有什么解决办法么？可能会走的很急，

not pay, you are supposed to cover for him/her先上学好好学英语，看不懂合同别
