因为最近要搬到北加去，需要把现在的公寓出租。房东开始同意我们sublease，于是我
们就在craigslist还有usc group上发信，有很多人来看。不过后来有一对老夫妻想租
。和房东说了以后，房东不同意，说这个building里都是年轻人，老年人住进来不和谐
。然后房东提出方案让我们break lease，他现在重新找人。我们这个月中搬走，已经
交了这个月的房租，房东的意思说，从现在开始费用从我们下半个月的房租还有
deposit里扣，直到扣完为止。如果提前找到人，就还我们剩下的deposit，如果没有找
到，就到把我们的deposit扣完为止。
我觉得这样对我们不公平，首先房东没有说prefer什么人住，现在我们也找到人来接我
们的lease，房东就是担心新房客会住的很长。可是这已经不是我们的问 |

房东说只要不违反条款，并且我自己负责的情况下，我自己可以随便sublet其中的一间
如果我自己拟定一个sublease contract(比如按照正规的模板)，然后和人签，有法律
效力吗？主要怕万一遇人不淑...

小区里环境安静幽雅，有个漂亮的小花园。还有滑滑梯和秋千等设施。
有游泳池和健身房。交通方便门口有公交车每半小时一趟，生活便利，5分钟能走到
payless超市，10分钟能到亚洲店（中国店）及二手店（可买到二手的家具）和mash超
市，20分钟能走到walmart超市，附近集中了警察局、邮局、交通局（DMV）、麦当劳和
肯德基等餐饮店，还有些其它的物价便宜的小超市等，算西拉法叶的小中心。 |

房东亲眼看到有老头老太住屋里了吗？
你就告诉他那是你本人的父母，碰巧在他巡视的那天来visit而已

由于我临时决定回国，想尽快处理掉这个车子，不行我就只能提前终止合同，把车还给
Toyota。
如果有人正好需要用车，时间也比较凑巧，可以考虑sublease或买下来，都是比较划算
的。费用上

2011年1月1日到2011年5月5日。
目前的月租是$897,不过在official transfer后，我们会给$600 check，同时$
400security也会被留下，其中一部分是refundable的。
我们转租的apartment所在的小区叫做Bellevue Meadow,在148TH AVE & 42TH ST NE交
接的地方，去微软上班非常方便。这个房租还包括一个免费的有cover的停车位。从我
们目前的账单看，这个小区的水电费也是不错的。我最喜欢的是这个小区的管理非常的
好，管理处的人员非常nice.
