Breach of Original Lease
The Tenant warrants that the landlord will have no cause of action against
the Subtenant because of the behavior of the Tenant. If at any time, the
Landlord has legal action against the Subtenant because of the Tenant's
behavior, the Subtenant may immediately vacate the premises, owe the Tenant
no further rent, and the Tenant shall return all monies held as deposit or
advance rent within 30 days of the Subtenant's vacation.

超过10天，就不是‘偶尔’
加州法律规定，一旦有guest居住超过30天，就不再是guest，是tenant，
1天～30天之间，可以定为subtenant，但多少天算guest，多少天算
subtenant没有规定。房子title不是你的，对方有权定合同你签字。
第一：租房合同这么写没有违反任何加州法律，合同里怎么写的，到底是10天
还是100000天，你同意签字，就生效；
第二：这么写的原因第一个是阻止你sublet，还有utility fee，还有保险
的费用，住人多了保险公司有拒保可能。出了火灾你自负责任？你住房，那个
房子就在损耗，repair的费用landlord要负担一部分，多住了人，你付多少
给房东作为repair费用？
第三：如果房屋有potential hazard例如guest来的时候被插座电击，这个
责任应该是landlord+tenant负，看情况。有个guest，每年住超过10天被
这种无法预见到的危险伤害的可能增大，那个guest又不pay rent，凭什么
landlord负责？

子里想直接走人这样可行不？原因是我把她地毯弄脏了一小块，清理不掉了。按照我了
解的她她指定得让我换整个房子的地毯。我知道这样不对，谢谢大家支招。
补充一句她也是租的房子，租房公司也不知道她把房子sublease给了我。我们没有任何

I am leaving Purdue and I would like to sublease this nice apartment for
