May 20 (Bloomberg) -- A Tishman Speyer Properties LP real estate fund is
trying to sell five California office buildings even as an index of
commercial leasing and construction predicts a market decline during the
next six to nine months.
The Australia-based Tishman Speyer Office Fund hired a broker to market the
properties, including 3 MacArthur Place, a 246,800-square foot office
building in Orange County, California, according to a filing with the

sprawling Peter Cooper Village and Stuyvesant Town apartment complex in
Manhattan to its creditors in the collapse of one of the most high-profile
deals of the real-estate boom.
The decision comes after the venture between Tishman and BlackRock Inc.
defaulted on the $4.4 billion debt used to help finance the deal. The

央视台长焦利施尽全力推出央视海外扩展“大手笔”：在海外成立央视北美中心（华府
总部），亚太中心（香港），欧洲中心（伦敦），非洲中心（肯尼亚）和南美中心（里
约热内卢）五个央视海外中心。五个中心下面再建50个分站，把五个中心打造成央视在
当地的分台（正在进行中）；每个分台的编制是200人，其中150人聘用当地人。目的不
仅仅是把中国的声音向外宣传，而且报道当地的、国际上的新闻放在CCTV9等频道和CNN
，FOX等等这种本地电视台竞争，用中国的世界观（当然更是官方准许的口径）加上本
地的素材巧妙的播报新闻，相对容易的让外宣信息获得当地人的认可。
知情者称，央视这一庞大的扩展计划花钱无数，焦利和央视的口气很大，目标也很好，
但操作起来非常难，可行性极低。

此前一些媒体报道，王石对万科国际化的意志与郁亮主导的万科经营层有一些冲突
。但王石对自己想法非常坚定。他的想法是，一流的中国企业必须是有全球视野且有国
际化举措的。相对应的，郁亮对万科的扩张思路是在国内做商业地产。
据彭博社报道，王石4月5日在美国纽约哥伦比亚大学出席一个中国商界会议时表示
，不少万科的客户都纷纷移民海外，其中30%是选择北美为目的地，因此万科会跟随这
些客户进军北美，把业务扩展到加拿大及美国。他称，这是万科在北美的机会。
但王石承认，万科集团把业务扩展到北美的其中一个原因是，中国政府对房地产市
场所采取的措施，当中最受争议的是3月30日公布的“国五条”，在京、沪、粤等大城
市的房地产市场实施严厉调控。“国五条”要求各地按照保持房价基本稳定的原则，制
定新建商品价格控制目标、本地户籍的单身人士限购一套的规定、提高二套房贷首付款
比例等。
王石强调，新政策不但令外国投资者感到混乱，就连发展商也无所适从。他批评政

谷歌和微软已经在印度设立研发中心，苹果也跟上来了。据外电报道，苹果将在印度海

洛是世界一流房地产开发商铁狮门（Tishman Speyer）在海得拉巴开发的大楼。研发中
心耗资将达2500万美元，预计可以创造4500个职位。威弗洛集中了许多IT企业的研发部
门，包括Infosys、Wipro、微软、Cognizant等。
苹果研发中心将于6月开始运营，到年底完全投入使用。研发中心主要开发iPhone、Mac

I noticed it too yesterday. That is a warning sign. I just went to NY
around the holiday. It looks much alive than chicago. If NY has such problem
, think of chicago, SF,LA.

这个网站只是给对美国的网站。他们为了防止同行竞争，资料都是打印出来发给客人的。
地产界很大，能人很多，各有专攻，华人的熟悉的几个公司都是做住宅的，不熟悉的
也不见得就不行。
这里想买投资的，如果早几年没买，就是还没考虑好，机会都是留给准备好的人。
人不在这里，反倒看得仔细，可以跟世界各地的房产比较。当地的人上班上学，
未必有国际眼光。
新房在管理方面维修不是很难，而且很多这种项目保证3年回报率的。
人民币贬值已经有苗头，国内人过来投资，比当地挣工资的人用美元投资反而划算。
