现在美国佛罗里达的中介大批跑到加拿大做广告，要卖佛州的便宜到白菜价的房子，华人中介也有。
根据他们的宣传，现在佛罗里达掉了70%以上。你这个例子，才50%，差远了。好多房子，原来20-30万，现在不到10万，还有好些公寓，才2万，比新车便宜。不过虽然我很心动，总觉得too good to be true. |

1. Yes, the credit is yours to keep if refi later.
2. Some bank allows to put extra credit to principle, some bank requires the
credit to be used towards closing cost only, say if cost only 5k, doesn't
matter if they promise 10k. Catch #1.
3. Usually there is a period before you can do refi after the original loan.
Can be 6 months. Catch #2.
4. No cost refi is not no cost. It has higher rate to cover the cost. "
