我们3年前在NYC附近一个学区很烂但是治安与通勤都不错的地方买了个30万的汤耗子，
用的15年贷款，现在贷款Balance还有20万，月付1600，地税+管理费 一年10 k，因为
在floodzone保险比较贵每年2500。。。所以在这房子上每个月的固定支出有3000。。
。。
我们有1娃，打算再要一个，但是想先搬家换学区房再要2娃： 一来学区房早晚得买、
解决孩子将来上学问题、二来改善自己的生活居住环境、三来多一些卧室父母过来住也
方便。
我们的预算是700K~800K左右的4~5卧室的房子（目前在看west windsor和holmdel）
我们俩收入加起来250K多些。几年省吃俭用下来攒了不少CASH，足够Cover首付+
Closing Cost。
现在的问题是，如果不把现在的汤耗子卖掉，在已经有3000 monthly debate的情况下
我们无法Qualify足够的贷款，而没有pre approval letter的话我们的offer在WW和
Holmdel这些热区根本没有竞争力。。

because they are so big that they will drag all the innocent successful
businesses to fail together. A change of regulation is indeed targeted at

bathroom，5车库的大房子。人家是12年前搬到那个大房子的，不知道人家当时算
upsize了还是downsize了。xmjdh啊，我恨不得和他家换房...
老头72了还在工作，这点我不羡慕，希望我72的时候在帮我的孩子带娃，或和老公周游

，你自己可以再算算
第二：把你现在的TH抵押贷款可以贷出一些钱，增加首付，减少新房子贷款
rent back确实比较有风险 |

我们有考虑把汤耗资cashout refinance成30年贷款然后出租掉，算了一下每个月在去
掉所有花费后还能有500刀左右的收入。。
这个汤耗资在过去三年里房价没动，但税每年涨。。。实在无语。。。 烂学区的房子
能有高达3.5%的税率也是醉了 |

发帖数: 626 | 17 只是拿PreApproval很容易吧。你随便找一个华人作贷款的都可以给你，不需要什么材
料。
你现在房子好卖的话可以就卖，贷款时会有一个Contingency，要求close时你现在的房
子卖掉了，可以两个同一天Close，或者差几天close，就住几天酒店。
如果租房市场好就租，申请贷款时提供租房合同，租房收入可以Cover大部分开销。

路经常故障。

四十多万。 原来的房子出租或者出卖都可以。
这两个地方也有一些六七十万的房子不错，可以一步到位。

16000的房产税，每个月的支出也就4800.
连原来的房子，美元7800,一年9万多。 将近40%的收入用于房子相关开销，

upsize了一般。很多细节都丢掉了。尤其明显的是岩石之类的细节纹理。我试过。这个
和多大光圈多小iso没关系。估计全幅会细节丰富些吧，毕竟sensor面积大。说的不对
大牛别重拍哈。只用过d80.也许后面的d90,d7k好些？
可惜n+只有个d700,好几年前的产品了也不更新一下。希望d800(?)快点出来。 |
