Years ago, when I was driving on Old Country Road near Westbury, I stopped
at the line where one can go straight up or make a right turn. The car
behind me wanted to make the right turn at the red light. He was pissed off
that my car stopped at the light. He cursed me out behind me and when I told
him to fuck off, he got out a huge hammer and walked over to my car.
Thankfully, the light turned green, I speeded away. I suppose I could call

如果有小孩，找找Jericho，但是这个区APARTMENT很少。
如果有车，没有小孩。
建议住HICKSVILLE，APARTMENT很多。
购物方便，有一个broadway mall, ikea, target,往南有一个walmart。
食品市场也很多。 |

发帖数: 1192 | 31 I lived and worked on Long Island 12 years ago. I lived in a small apartment
in Huntington for 1200 a month and later moved to a bigger apartment in
Westbury for 1800 a month. I was making around 50k a year and was flat out
broke. After a couple yrs, I got fed up with low pay and high living cost on
LI and got a job in the city and moved to NJ and never looked back.
Also while living on LI, I rarely visited Flushing since the traffic was so horrible no matter which road I took. |

长岛nassau的好学区包括
jericho，syosset，great neck，old westbury, herricks，manhasset，roslyn, 一
般来说，好区集中在495北面，越靠北边港湾越好。所以很多北面学区port washington
等等都是有钱人住的。

这个网站有纽约州高中的SAT成绩。
还有些rumor，比如书roslyn腐败严重，great neck south，30-50%都有亚洲人了。
jericho进藤校比例最高，有10-15%，但是学区小，一届就毕业250个人，syosset进藤
校比例5%-7%，但学区大，500多人毕业，所以总数进藤校是和jericho一样的。 |

定位，价位区间也相对明确。因为只有这样，才能精耕细作，建立足够的人脉和影响力
，并且熟悉当地的社区学校和最新房源。
原则上，你要挑选全职的、在当地活跃的经纪，可以看看过去一两年的销售记录。我自
己就是主要做长岛北岸的大颈、Manhasset或者Old Westbury，这几个区学校、交通、
环境都很好，但是地税相对较高。如果您要看皇后区或Manhattan的房子，我可以帮你
推荐几个专业可靠的经纪。其它的地区我就不太熟悉了。 |

是的。长岛的地税相对于纽约市五个区是高的，但是就长岛自己而言，Great Neck和
Manhasset是属于地税水平最低的几个地区，地税大约是房价的1.5%，而往东去的几个
镇，像Roslyn，Jericho，Old Westbury，地税水平至少有2%或者更高，相应的，那几
个镇同等大小的房子价钱就会便宜一些。
GreatNeck和Manhasset地税较低主要得益于区内有较多的商业店面，这样地方政府收入
来源更多，而不是仅仅依赖从区内住家身上收税。另外还有人说大颈这边政府比较廉洁
高效，这个我没有确实的证据，姑且一说，不要当真。 |

small apartment in Westbury which costed me $1,200. I was only able to find
such bargain after paying for a broker. I was single without any debt, had a
small car, and lived very frugally. But I was flat out broke, so broke that
I didn't even dare to buy any pre-made food at Chinese stores in Flushing.
$40k 15 yrs ago adjusted for inflation is worth about $57k now. Hats off to
