Seller要$15000.00的earnest money. Seller的合约里还有这么一段话
PROSPECTIVE BUYERS ARE ADVISED THAT THE INITIAL EARNEST MONEY (AFTER LOAN
APPROVAL OR WAIVER OF THE FINANCING CONTINGENCY AS SET FORTH IN SECTION 3(b)
), DOWN PAYMENTS AND OTHER ADVANCED MONEY WILL BE RELEASED TO SELLER AND/OR
WILL NOT BE PLACED IN A NEUTRAL ESCROW. THIS MONEY WILL BE PAID DIRECTLY TO
SELLER AND MAY BE USED BY SELLER. THIS MEANS THAT BUYER ASSUMES THE RISK OF
LOSING THE MONEY IF SELLER IS UNABLE OR UNWILLING TO PERFORM UNDER THE TERMS
OF THIS CONTRACT.
尤其是最后一句话,如果seller不愿或不能执行合同条款,buyer将承担损失。Buyer还
必须在这段话的下面签initials. 不知道是不是买新房都是这样的吗?

是大的builder吗?
我有朋友在N年前也是买新房,接受了不平等条约。后来房子没有买成,earnest money
全没有了。好像是$7000.

别买。支票不放在escrow/title 公司,出了问题就等于全没了。

别买。这种不平等条款,很危险,而且这个保证金有点高。

typical builder wording for new construction. check around and see if you
can find some builder will provide you a better team for new construction.
