Basically this protect you to get your money back even if you can't get
mortgage after commitment date.

if you can't get the commitment letter on time, most attorney will work on a
extension on the commitment date or 1 day before anyway.
Here is my questions.
The attorney from the bank get paid from the bank? or the buyer?
If there is conflict between the bank and the buyer, the attorney is
representing which side?

there P&S. Commitment date mortgage contigency is in the standard P&S
template. Not this one. Again, this is to protect you after the commitment
letter. You know that
commitment letter is aprove with condition. That means although you get your
approval, your loan may still be denied if you can't meet all of the
conditions.
To answer your question: The attorney if get paid by the bank, and in theory
, if buyer want to be represented, buyer need to pay the attorney as well.
It will cost about $500 depends on how complicated your case is. But I have
the agreements with attorneys that if they represent my client, then it will
be free of charge to the buyer. There is not a conflict between the bank
and the buyer. bank and buyer is not competitive relationship, both goal is
to get the loan closed.
To represent the bank, the attorney's duty includes:
1). Tile search;
2). Title insurance;
3). prepare and get all the legal document signed by all parties at closing;
4). register the title at deed office;
to represent the buyer, the attorney's duty includes:
1). work with seller attoney on P&S review and modify
2). Negotiate terms with seller attorney on commitment date/closing date
modification or any our legal modification, like seller has to pay the lock
extension fee if the closing is not on time becuase of the seller's fault
etc;

the commitment date. But for my Clint's case, the seller did not.

太差的律师根本没发活下来. 除了律师, 你本人要随时跟踪最重要,律师也可能有遗漏
的地方,你自己有问题应该及时提出来, 对比较麻烦的房子(比如短售和银行房),还是主
张自己出点钱找律师,银行自己的律师你可能什么材料也看不到, 也难联系到律师,你自
己找的有问题可以随时跟踪. 话说当年我们买个断售房,对方一个要求是要用他们指定
的贷款经纪和律师,那个效率可算见识了, 要是中国人早就没话存活下来.律师把房屋证
上名字写错了, 来回半年没动静, 后来威胁说要去麻州律师协会告他们, 一天就把这事
办好了.
麻省房产网上不少律师,你自己去看着办吧.
