Price per square foot in August was $417. This is down 19.5% from $518 in
August of 2012.
Year-to-Date unit sales are up by 17.4%.

Sales
There were 21 unit sales in August. This is down 4.5% from 22 in August of
2012. Sales/list price ratio in August moved down to 96.7% from 98.4% in
July.
Prices
Median price in August was $1,025,000. This is down 6.1% from $1,091,250 in
August of 2012. This is the lowest median price has been since February,
2012. 3-month median price of $1,379,500 in August was down a little from $1
,460,000 in July and down just slightly from $1,400,000 in August of 2012.
Inventory
Inventory of 59 in August was down 14.5% from 69 in July and down 16.9% from
71 in August of 2012. New listings of 12 in August were down substantially
from 20 in July and down somewhat from 15 in August of 2012. Months of
supply of 3.7 in August was down a little from 4.3 in July and down
moderately from 5.4 in August of 2012. This is the lowest months of supply
has been since December, 2012.
Market Time
Days on market of 51 in August was up slightly from 44 in July but down
