1)Buyer Agent应该带buyer及时看房,如实应该指出房子的优缺点,尤其是缺点,供
Buyer参考,看是不是能够接受。
2)如果buyer对房子感兴趣的话,buyer agent会研究附近3-6个月卖出的房子做
comparative market analysis供buyer参考,提供合理价钱的建议。不过最终出价的数
目还是由buyer决定。
3)如果buyer决定对房子下offer, buyer agent应该积极的和seller agent沟通,了解
房子的offer情况,比如有没有别的buyer给这个房子下offer,接受Offer的deadline,等
等,并反馈给buyer,制定出价策略,让buyer能够以最好的价钱买到想要的房子。
4)如果offer接受了,buyer agent提供可靠,有经验的inspections professional
list供buyer选择,buyer也可以选用同事、朋友推荐的inspector进行房检。Buyer
agent陪同房检,并负责和seller agent re-negotiate the offer according to the
inspection results to get the repair credit if issues are found.
5) Buyer agent provides information the list of lawyers and mortgage
brokers to the
buyer for their reference. The purpose is to help with closing of the
property. THe buyers should feel free to work with any lawyer and mortgage
broker of their choice.
6) The buyer agent should make mortgage appraisal appointments with the
seller agent if mortgage is needed.
6) The buyer agent should arrange final walk through with the seller and
buyer to make sure the property is still in good condition upon closing.
7) The buyer agent should keep on communicating with the buyer, the seller
agent,the mortgage broker, and the lawyer to make sure things happen on time
