Hi, friends,
Though Mr. Greenspan has said on the last federal reserve meeting that current
housing boom is not a bubble, there are still a lot of different opinions on
the web. I do agree with him that the housing market is more a local sectors
than a united national market. But how can we judge if our local market is a
bubble or not? I live in seattle area, the house price has gone up a lot in
recent years. I wonder if any experts can provide some insight on this topic.

I am convined that it is a bubble.
I just sold my house to a 20+year old kid, 2 years out of graduate
school, almost doubling what I paid for it four years ago and giving
me cash return of 50%. She paid more than my asking price.
Why? there are only a handful houses on the market in my town now,and
she really wanted to live in my town so she has to pay up.
People's expectation of what their money can buy / should buy has
been lowered.
It is scare to even think where the economy will go if the ho

your example can't approve it is a bubble. I am curious
what is people's definition of "housing bubble" now.

Where is the town you live? And is your previous house at the lower
end of the market? I heard that high end market, ie, luxury houses
are getting cheaper now, but lower end is still strong. Double the
price in four years does sound like a bubble. No so many people can
afford that much growth in the long run.

I am neighbor to the Clintons and it is one of the more desirable
towns among NYC suburbs, if such things do exist. My house
was slightly above average when I bought it, and it is slightly
below average now.
I would have expected appreciation on par with inflation (2-3%
annually) and don't believe what I experienced in the last four years
is sustainable in the long run.
High-end houses (>800K) appreciated actually more in my town, especially
those with vast land.
