标 题: sublease遇到耍赖的，怎么办？

我们在马里兰，本来住在apartment, lease是7月31号到期。
因为家里买房子了，所以就把apartment sublet出去。
来租房子的是一个50多岁妈妈，加一个刚大学毕业的大男生，看上去都是很好的教育的
那种。我们通过apartment管理部门查了大男生的credit, 发现没问题。于是我们就同
意把他们加为co-occupant。
5月底，签sublease的时候，一家都来了，爸妈带三个高大男生，看上去都是decent的
样子。看上去家里穷一点，但人看上去都还不错。他们说身上暂时拿不出那么多钱付
rent和deposit, 要等2－3天后，等到大男生回到大学里面，清扫宿舍，然后从银行帐
号取钱以后再行。我们觉得大家还是互相nice吧，所以也就同意了。
在此之后，这家人就以各种理由拖欠rent，一会说银行转帐有问题，一会说别人给他们
west union wire，但是钱没过来，一会说自己拿到的pay check没法cash。反正就是到
目前为止不付钱。
我们现在准备向district court file eviction了。要不要找律师？ 除了大男生签的
sublease合同，不知道我们还需要准备什么。要不要跑到apartment，当面和大男生谈
一下呢？ 要不，不再啰嗦了，直接去court？ the worst scenario, 是到了7月底，他
们还是死都不肯搬出去。 请多指教！

is needed for file a evict order. A lease with his signature and the
receipt of his latest payment will suffice in most occasions but a copy of
his ID is needed occasionally. Sure, you must file a correct address for
delivery of the court decree.
The second step is optional, but may serve your favor in a long run ( I will
explain latter). After or before file the evict order with the court, you
can serve the tenant with a letter of evict, which indicates your immediate
intention to discontinue the contract because of his breach, either in
person with witness or with a certified mail, the latter of which will serve
as evidence that he does receive the letter of evict. In Maryland, even if
you have a default judgment in your favor, the execution of the order will
take up to 6-month. But if you serve him with your letter of evict, the
time can run from the moment he is served, which is likely before the date
of judgment.
I am glad that you did not try self-evict him. Seeking a judicial remedy is
