I used to own GRU which is mainly grains especially wheat (~40% weight)
because I like grains upside the most. However, its liquidity is so poor
so I decided to get out.
In general, I am not a big fan of these ETFs that track the price of some
commodities. They are part of the derivative game.

1. it is a hard asset comparing to ETF which is a financial derivative, a
price tracking device
2. the tax is much much lower for farm lands comparing to housing
3. It generates a yield for you every year depending on what you plant
4. It's price should rise along with food price
of course it involves in additional works taking care of it.

I trust it better than the paper ETF, which you only see a few digits
in your electronic account.
everybody should find the own comfortable zone
BTW, the farmers are not tenants. They have their own lands in the
neighborhood, and they have all the tools for taking care of the farm.
It does'nt take them much more effort to take care of the contracted
land after their own land.

how much/how long does it take to rent out
what kind of return rate you can expect
what kind of loan you get get to leverage

it's highly variable, but mostly it would be $3000 an acre
highly variable again. if you can't farm yourself, you would not have much
leverage negotiating with farmers. I know people who bought the land and
just leave it there. You can go there hunting or having shooting practice.
very long term play
not much different from housing. Find a local agent and you will know all.
