. Also, the mortgage interest rate clearly impacts your final returns but

水电费(如果租金里面不包括水电暖费的话,)-人工花费(打扫卫生等)-其他不可预
测的花销/总房价。
或许分子还应该乘90%,应该打出来10%的空置率。这样可能更加准确一些。
