to pay much principle monthly.
but you have to take the risk of the risk floating after 7 years. if it goes
back to over 6%, than you are very likely losing money

suppose loan 120,000
now 30 fixed rate 5.125%, 7 arm rate 4.875%
1)
if choose 30fixed then
monthly pay 653.38
total pay 235,218.37
monthly interest 320.05
2)
if choose 7arm then in the first 7 years
monthly pay 635.05
monthly interest 301.72
3)
then after 7 years, the total principle left is
120,000-(635.05-301.72)*12*7=92,000
and compared to 30fixed total pay left is
235,218.37-635.05*12*7=181,874.17
there are 30-7=23 years left

now the question is how much

(for first house), and like upstairs said, it's very likely they'll sell
during these 7 years.
ARM is not evil at all (unless you're sicheng), just like FIX is not ideal
either. you pay extra interest for some "confidence" (or "insurance"), which
actually you'll never need.

Old Centers might save enough to pay off the balance in seven years anyway.

I did the calculation was just to see if any extreme number will show up so
that there is a nobrainer answer... hehe
I don't know much about loans, so the 23 years assumption might not be
reasonable. (not considering refi) how does the loan work after 7 year arm?
is there going to be another chance for the borrower to look at rates and
choose 15 vs 30 fixed?

principle left after 7 years is more than 92k. is that what you are saying?
I used average. just have no idea how to get a better number :(
