peak time的一半。这里卖的很奇怪，没有什么normal sale，都是REO或short sale。厨
房很旧，要换柜子和冰箱，但其余条件还好。小区是这个大学城里最奢侈的。当然HOA
也高。因为代理和REO 代理是一个公司的，所以有内部消息说两个买家给现金，一个比
要价高6。6%， 另一个比要价高13%，我的代理问我要不要比最高给价多一千，这样就
能拿到。可是我觉得这个小condo本身最多我愿意比要价高10%。我是拿死工资的，不是投资
商。长远来看，这个拿来投资还是很好的，如果我搬到别的城市
的话。今天要写，要不就没了(this kind of REO is out of market in a few days). 怎么办，要还是不要？

发帖数: 15 | 4 这里不是买方市场啊，供少求多，大学城，周围又有高科技公司，大家都在看deals,一
个REO出来，两天内就三十个offer,四五天就off market。。。。我已经在市场上晃悠
了将近一年。。。。。然后还有的就是short sale，那么要等死，我有两个short sale
的offer，从来没有update。有一个都放了半年了，没有动静....

该不会忽有，是真的。

It's driving me nuts, if all houses sell themselves, how could all of them
go into short sale and REO?
Just kidding. I got the picture. Used to live around a university, where
everybody buys a Condo to save on rent. If this is also the case for LZ, $1k
is not a big deal. Just in case you have a kid, buy a townhouse so that you
don't neighbors upstairs or downstairs. This |

other highest offer).......I did as she told me, and just now she said I am
ahead in this game.....I will know whether I can get this unit tomorrow.

这样想吧， 如果你在ebay上买东西， 大家都想买个便宜货， 你最好的结局是不是刚
好比第二高的买家多一个bid? 这样你买到了， 又没有多付钱。 现在这个condo就是这
个情况， agent把你的对手出价给弄到了， 多出1k基本上就是一个tick. it's pretty
much the best you can ask for. 你的10% above只是你的wishful thinking. has
nothing much to do with reality-there are cash offer 13% above on the table.

carpet has stains, but other that these, it is in a livable condition. The
best thing is the facilities and the environment. I don't think it is a good
deal, neither it is a very good deal, it is just an OK deal.
I was told that after I pay cash for this little condo, if I need cash out
for other things, I can put this property back on a loan, is that right?
