when should I sign the formal purchase agreement?
is it the later the better,
since I should pay the second large deposit when sign the agreement.

5/31, try to do it 40 to 50 days earlier. a typical transaction can be
closed within 20 days, but sometime you will need more time to deal with the
seller on the price and repairing issues and with the bank on your mortgage
