是啊。我买的那个房子和它的邻居就是一个很好的例子。
我买那个，previous owner 很 cheap，什么upgrade
都没有做过。我买了之后一个月，邻居挂牌上市，同样六几年
的老房子、同样的原始建造尺寸、同样lot大小、同样学区，
但是，listing price 比我的成交价格贵了15万。
我好奇的在open house的时候，去邻居家里参观了一下。
说老实话，按照他upgrade的冬冬，前前后后加起来，也真
不下10万块了。他把master bed和旁边的小bed打通，
做成了一个很漂亮的jumbo master bedroom。在楼下又
加建了另一个bedroom。什么厨房厕所的改建，都是非常精致
的。后院漂亮的可以办婚礼。
不过，他改来改去，硬指标还是没有变化太大。虽然加建了一个
卧室，也就多了300多尺而已。如果和我家的卖一个价钱，肯定
有人疯抢；如果比我家贵5万，也会offer 无数；但是，他贵了
整整15万。
所以，上市6个月，无人问津。后来降了5万，又open house，
还是没有动静。在后来，又降了3万，立马pending。

好很多，可是卖的时候价格就是上不去。 |
