signing the offer, with $1000 deposit.
home inspection
bargain, based on findings in home inspection
attorneys of both sides prepare and review purchase
signing the purchase, with 5%? of the purchase price as another deposit
in the meanwhile, start loan application
then you should have your fingers crossed till closing. |

要签了正式的purchase and sale agreement才是，这个文件是第一个重要文件
是买卖双方律师讨论议定，决定了交易的细则，更重要的是确定了closing date
这份文件over ride了前面所有的文件，买方签字的同时，前面所有签署过的文件包括
offer即刻失效

agreement， 还有规定双方约定的close 日期，contigency 等等，是有效法律文件。
但可能各州不一样，不清楚了。 |

不过买房还有一段法定的时间，可以INSPECT房子
这其中如果有问题，无法解决，买卖合同还是可以取消的

inspection,扯皮,律师相互扯皮写contract至少要一到两个星期。
