，银行根据appraisal的价钱批贷款。appraisal低，还低这么多，audit也没用的，哪

据我所知appraiser要和卖方agent联系的，如果有幕后交易，buyer被卖了都不知道咋

但是seller坚决要求reappraise, 因为他们坚信这个appraisal低得离谱了。确实是低
了些，不是local的人做的，又是小区里最贵的房子。现在是不是只有同意reappraise
了？但是我们可以保留重新negotiate的权利？我也当心appraiser要和卖方agent联系
。我们的agent是dual agent。

上是根据最近周围的成交价来估的，如果你想买的是小区最贵的房肯定会被估底的，只
要自己觉得值旧好。

renegotiate without bound to it. But when sellers order one, they got to
pick the appraiser.

still use the appraisal you already got. If not, then you might have to go
get a loan from a different lender. Nowadays, lenders can't appoint a
particular appraiser. They have to order through an appraisal company, and
that company randomly assigns an appraiser to the case. If you keep using
the same lender, there's a chance you might get the same appraiser again...

我看主要是：同时间附近相近房子（建构，年份，面积）的售价

I don't know why you should trust the seller instead of bank appraiser.
Regardless, you can't get a loan and that's the deal killer.
You don't need to say a word to the seller, let the market do the job.
