1) 地下室漏水
"A complete, new water management system has been installed, including two
(2) sump pumps and an interior perimeter drain. This is an indication of
past water problems. While usually effective in controlling water
problems, interior perimeter drains, if not properly installed, can over a
period of time, result in foundation damage, including collapse. Sump
pumps were tested and functioned properly."
我在另一份Inspection report (relocation company 从房主那买房时做的.in Aug.
2010 before they installed the new basement waterproofing system) 发现
"water peneration is apparent in the crawl space due to efflorescence on
the foundation wall in the crawl space and the water stains of the floor/
slab in the crawl space". and "water penetration is apparent
due to water stains and vines growing from the exterior to the interior at
the window in the basement and on the floor/slab in scattered locations
throughout the basement". Also the owner disclosed that "Basement: water
accumulated during severe rainstorm sump-pump failed to remove water
because electricity went out".
请问大家这 water problems 有多严重. 会不会损坏地基(在报告里, Inspector说从可
见部分看,地基没问题) Relocation company 花了$9000块在8月装了新的BASEMENT
WATERPROOFING SYSTEM, 有用吗?
2) Structural Summary
"The exterior walls appear to be visually plumb. However, the interior
floors are not level in one area. This is an indication of sagging of the
girder(s) or the joists" and
"Note that the floors above the entrance to the crawl space have settled and
the doorways are not square. We could not determine the cause of sag. ...
Further
evaluation may be required" "The building structure appears to be in
generally sound condition, except as noted herein."
请问大家这 structural problems 有多严重? 对一个60年老的房子是常见问题吗?
