is 4% with 0.125 point and the closing cost is about $1800. Do you all
think it is a good rate? or should I wait? by the way i am in ky.

能更低的。
你的Income可以做15年吗?如果可以,15年的利率比20年更好,而且有可能做到No
Cost。

手上的cash可以投资, 赌美国就再买房子, 赌中国就投资rmb. 或者half-half.
贷款这东西, 背的越多越久越好, 尤其还是这么低利息的。

u may get discounts if your 1st loan is not long time ago.

少人5-7年内肯定会换个大房子,或者Relocate。

you years to recover the costs/points you pay upfront. e.g. $50 saving a mo
takes you 40 mo to recover the costs.
besides, refi to 30-yr. send in extra $ for principal and your mtg will be
paid off in 20 yrs any way. you can calculate the extra $ amt.
