List price 419k, THE county appraisal price: 500K in 2009, 420K in 2010
Brand new carpet, brand new roof replacement. Built in 2002, 3924 sf
I gave an offer 380K Close date: Feb 15,2010
but countered from BOA:415K Close date: 12/30/2010
what should I do? they require an answer within 24hours
Any idea for my counter price next??

很有意思。房地美的房子现在说12/31之前close,有3.5% sale price towards
closing cost,而你这个BOA居然要求12/30。难道银行赶的deadline都是calendar年底

Keep the 380K price,
agree the close date.
I agree with my agent and to see their response.
We really like this house, but don't want to be played by BOA.

Last sale: 393K by REO document
sale price 2003: 495K;
Sale price 2005:585K
then......2009 list price 450K
then foreclosure 11/04/2010 list

How did you come up with $380k? I feel you need to increase a couple of
grand to get the negotiation going as you really like it. |

I give the early close date as a counter
Maybe I should add to 385K next time??
I think 393K is the bank cost.so, the bank's bottom is 390K if not too many
offers from buyers.
Let's see tomorrow's response.

The only thing matters is the latest comparable sales. County's assessment
doesn't matter much. Nor does this house's sale history.
