现在房子刚close不久，zillow估价已经比2个月前底
了5万刀，房子跌的有这么快？
town里estimate 2010年的value 2个月前跟zillow很
接近，现在2011年的value估价低了3万多，当然tax
还是上涨，因为rate涨。
近期买房的有zillow估价跌的这么厉害的吗？ |

you can check sales records of nearby similar houses, you can hire a
appraiser, you can ask agents, you can estimate what upgrades are worth
in the house, you can inspect to see what repairs are needed.
those will give you a esitmate
the only way to find out the accurate home value is to sell your house.

There is no web site that can provide accurate home value estimate. It
depends on how bad you want the house, how eager the seller wants to sell,
whether there's short sales (etc.) around, the specific condition of the
house, etc. A viable way is to look into the recent sales records of SIMILAR
houses and then see how much upgrades (or how less) there is between the
those houses and the house you want to buy. This method is the appraisal
process, which every house owner knows after reading the appraisal report...

became a joke. Don't pay too much attention on it. Their estimates are way
off in some areas now. Their listings can be late by as much as a month.
Other public listing websites fight to keep the latency within hours compare
to MLS.

I like redfin.com, their listing updates are the most current from what I've
seen (I keep eye on at least 5 listing websites on a regular base. And I
have access to MLS).
Redfin.com doesn't give you their number. Instead they provide numbers from
3 other sites, Zillow, eApprisal, and another one I forgot. They also pull
similar active listings and recent transactions in the area. From there you
can have a pretty good idea on the price range.

that my neighbor is estimated only $7000 lower than mine. But mine is
400SF bigger.
The only reason why it is only $7000 lower is my house is sold $5000 lower
than his. I got a great deal.
