前段时间回国,十月初,LG打电话说要refinance我们的房子,房子挂我和LG的名。我
按照经纪人的指示,去美驻广州领事馆办了委托我LG签证的公证书寄到美国。经纪人说
公证书可以用,然后LG又按照经纪人的要求花了四百多美元请他们指定的人做了quote
,大概等了二十多天后,按照经纪人的说法应该在星期五可以OKAY了,结果在星期五的
晚上收到EMAIL说,我的公证书不WORK,需要我本人亲自来签证才可以refinal,而不可
能当时就买机票回美来签字,再说RATE也不一样了。后来找经理,说是这事没办法,就
这样400多美元打水漂了。
我心里觉得这样400多美元就被经纪人这样弄没了,心里很不畅,大家说说有什么办法

$400 is appraisal. your agent may not get a cent. You agent may waste on the
expense to pull your credit score, which possible $10-$30
That's the risk either you or your agent has to take.
Lose - Lose for this case... You could talk to the agent's boss to see if
you and the business could split the appraisal fee.

我们跟BOSS谈过,他们不想分担这笔费用。这件事就到此为止了,来这儿发帖子主要是
想多了解产生这方面的问题的原因和解决办法,不希望日后再遇到这种事情。

There are brokers that do zero cost, including appraisal fee.
I once used one for refinance. They paid all the cost, escrow fee, credit
check fee, appraisal fee, etc. But before it's closed, there's some problem
with my paycheck and all their work went nowhere. That was a loss to them
and they just ate that.
Why don't you use an agent like that?

lz needs to borrow certain amount of mortgage in order to get that "no cost"
refi. even so, the usual way that the broker is doing now a days is that
the borrower pay up front and if it is closed, the broker/loan officer will
credit you back at closing. for case like this, the borrower need to pay for
the works have been done by some 3rd parties.

notarizing documents in foreign country for US use isn't as simple as doing
it in the US--it involves notary, authentication, certification, &
acknowledgment.
here's the process for notarizing in the US for foreign use (should be
similar the other way around):
step 1. notarize by local notary public (NP); 2. authenticate by the county
where notary public's license was issued from. this is to make sure NP's
license is official and valid; 3. going to the state dept for certification;
4. last going to that foreign country's consulate office to obtain
acknowledgment of the document is true and real. then the notarized
document is good to use in the foreign country.
note only state & consulate level offices acknowledge each other's document
when dealing btw 2 diff countries.

这个公证书是BROKER传给我的,然后我拿着它到美领事馆公证,再寄回去,BROKER收到
后说可用,然后让我们按他提供的LIST花了四百多做了appraisal。可是直到最后才告
诉我们说公证书不可用。可忿的是这点,如果公证书不可用早就应该知道呀。

all i can say is this broker was being ignorant. next time, ask a few ppl
