report很细致瓦？
我的很细致。。连屋内的状态都加加减减。。最后做出来的和成交价格也不一样 |

发帖数: 325 | 4 no comparision, i cannot tell whether it is 细致 or not.
It did CMA using 6 other homes, attached some pictures of the house exterior
and interior, and provided info on the square footage, etc. I think those
paramaters (including the purchase price) are all given by the listing
broker.

发帖数: 1233 | 6 the report & value are reflective of appraiser's opinion, not exact math
science. if the sale price isn't too extreme, often time appraiser would
try to appraise the prop close to sale price. kind of being neutral.
you'll find it different on appraisal for refi. specially w/ smaller bank/
lender. their appraiser tends to be more conservative on value, which
causes less risk on the lender. lender lends money based on appraised value
. the lower the value, the lower the risk.

发帖数: 4824 | 8 俺觉得appraiser先看价格, 然后看附近销售的类似价格的房子, 然后比较一下, 这样
最后的结果当然总是很接近...多数appraiser, 其实也是骗饭吃的
